Plans (2) Paul Smith _From: Paul Smith Sent: Thursday, January 29, 2015 10:38 AM To: 'dann@tigard-or.gov' Cc: James W Baker; 'Stephen Baker' Subject: MBM Building (9495 SW Locust St.) toilet fixture count per chapter 29 Attachments: SKMBT_C35315012910070.pdf; SKMBT_C35315012910071.pdf Dan, In regards to adequate toilet facilities for the proposed remodel project at the MBM building at 9495 SW Locust St.; In researching chapter 29 of the OSSC and doing the calculation I have concluded the following and need your review and input whether you are in agreement or not. 6600 gross SF./ 100 SF per person = 66 occupants on first floor. Table 2902.1: Classification "Business" Occupancy B calls for: 1 toilet per 25 for the first 50 and 1 per 50 for the remainder exceeding 50.This equates to 3 toilets required. Per the attached plan we have 4 available even when we delete the men's room at the first floor lobby as the proposed plan shows. And we have an equal number of sinks. 2902.2: Separate facilities: The actual gender population at this clinic is approximately 4- male and 30 female; do to the disproportionate count are we required to still have separate men's and women's facilities? If so can the male staff and patients use the second floor men's public toilet room?Allowing the remainder to be female if necessary.... 2902.3; Employee and public toilet facilities: This section appears to allow the sharing of employees and public facilities if needed; " Employee toilet facilities shall either be separated or combined employee and public toilet facilities"; which we would propose to be the case for this project. 2902.3.2: Location of toilet facilities in occupancies other than malls: Based on this section; "the required public and employee toilet facilities shall be located not more than one story above or below the space required to be provided with toilet facilities"; Since we have both men's and women's public toilet facilities (that can be used by staff as well), on the second floor lobby accessible by the elevator if needed, can we allow the remaining first floor women's room to become a unisex toilet room as our floor plan proposes, knowing we have the additional existing men's and women's public toilet rooms on the second floor??? 2902.4.1: Directional Signage: We can provided directional signage at the first floor directing the public to the second floor public restrooms if needed via stairs or elevator. _Regards Paul Smith psmith@irjarch.com JRJ architects, Ilc 15455 NW Greenbrier Parkway Suite 260 Beaverton,Oregon 97006 p: (503) 690-1779 f: (503)690-0913 1 .
