Summary of Lateral Engineering Revisions:
The engineering for the project residence has been revised from the originally
submitted engineering to reflect some plan changes. After a phone conversation
with Miller Consulting Engineers, code sections 1620.4.1 and 1620.2.9 have
been reviewed for plan irregularities. After another conversation with Miller
Consulting Engineers, concern of a soft story in the Solarium and passage
between the Main buildings was identified.
To resolve the soft story issue, the seismic design loads have been increased by
a multiple of 2.5. Some of the shearwalls on the ground level have been
lengthened by six inches and are sheathed on both sides. This increased lateral
resistance has increased the size of the footings below. Increased horizontal
diaphragm nailing requirements have also been added to the engineering.
The drawings are currently being revised to reflect these changes. The revised
engineering described above will be shipped to Miller Consulting Engineers the
week of October 30, 2006.
