J U Re: Observation Letter, j;' 14050 SW Pacific Hwy x,4 1 Project #16137 Dear Chris: At your request, a representative of Hayden Consulting Engineers performed a limited site visual observation at the property address listed above. PURPOSE OF REPORT The purpose of this observation was to provide structural feedback on the visible areas of structural framing as potentially damaged by a recent fire incident. Emphasis was placed on the following areas as directed by you: 1. Structural Framing in Suite 101. The structural assessment based on this observation is limited to opinion and visual report of those areas accessible at the time of our visit and at direction by you as to the areas of focus. The scope of this report does not necessarily include any other existing portions of the structure. SUMMARY Based on the limited scope of our observation, we did not find any indication of structural damage in the specified location due to fire or char. Hayden Consulting Engineers, Inc. 14050 SW Pacific Hwy (Fire Observation) Page 2 of 7 Project #16137 OBSERVATIONS The following general observations were made during the course of our observation: • The property was observed as wood framed, two story on generally level ground. • The suite was located at the ground floor, in the SW corner of the building. No other tenant spaces or suites were entered at the time of our observation. • The majority of interior wall and ceiling finishes were removed prior to our observation. • Exposed exterior wall framing was noted as timber construction. • Interior partition walls were observed as a mix of light gauge steel and wood stud construction. • Exposed floor framing above was observed as open-web trusses. • Exposed framing above the ceiling height was observed as having been painted white at some point in the past. • Some indication of smoke and fire damage was noted at two (2) interior doors. These doors were both observed as attached to light-gauge partition wall framing, and not part of the structural load-bearing system of the main building. • Minor indication of char was possibly noted at the exterior post at the SW corner of the suite. Depth of char was observed to be superficial at that location. • No indication of char or blackening was observed at the white-painted surfaces above the ceiling. ASSESSMENT AND OPINION Based on our limited visual observation of the property, it is not believed that the structural framing within Suite 101 has sustained significant damage due to the recent fire event. No observations of significant char was made, and no significant blackening or char of white-painted areas above the ceiling were observed. Some damage of interior partition walls and doors are likely to have been sustained and requiring replacement or repair, but those areas do not appear to impact the structural integrity of the main building at this time. Hayden Consulting Engineers, Inc. 14050 SW Pacific Hwy (Fire Observation) Page 3 of 7 Project #16137 LIMITATIONS The assessment and opinions made in this report are for general informational purposes only, based on the visible indications of damage during the course one non-invasive visual observation. The areas listed represent only the most readily identifiable structural damage observable at the time of our site visit. Due to the limited nature of this observation, this report may not address all and/or hidden defects which may be present at this property. This includes any determination of the adequacy of the original as-built structure, or its conformance to construction code requirements or standards of practice. It also does not include the determination of any underlying structure or potential deficiencies that may be concealed beneath visible finishes or below existing grades. Rather, it is a general overall view of conditions visible and present during the course of our site visit. If you have any questions, please do not hesitate to call.
