BACKGROUND INFORMATION Site Information: The project is located at 12540 SW Walnut Street, south of SW Walnut Street, and east of SW Sevilla Avenue. The site is zoned R-4.5 (Low-Density Residential), as are surrounding properties. In March 2015, this property (\VCTM 2S1 04AD, Tax Lot 4100), along with adjacent Tax Lots 4200 and 4300, were approved for the Olson Woods Subdivision (SUB2014-00008). This approval was for a 13-lot subdivision with public streets that will connect SW Walnut Street with SW Tranquil Lane to the south and\vest. Proposal Description: The applicant requests a Temporary Use Permit to construct a detached, single-family dwelling for use as a model home on Tax Lot 4100 of the approved Olson Woods Subdivision (SUB2014-00008). SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS CHAPTER 18.785 TEMPORARY USES: 18.785.040 Approval Criteria C. Temporary sales office or model home. By means of a Type I procedure, as governed by Section 18.390.030, the Director may approve, approve with conditions or deny the use of any real property within the City as a temporary sales office, offices for the purpose of facilitating the sale of real property, or model home in any subdivision or tract of land within this City, but for no other purpose,provided the following criteria are satisfied: 1. Model house. a. The model house shall be located within the boundaries of the subdivision or tract of land where the real property to be sold is situated;and The proposed model house is located within the boundaries of the Olson Woods Subdivision (SUB2014- 00008) on Tax Lot 4100, located at 12540 S\V Walnut Street. The real property to be sold includes the subject property.This criterion is met. b. The property to be used for a model house shall be a permanently designed dwelling structure. Staff reviewed the applicant's submitted site plan to confirm the property to be used for a model house will be constructed as a permanently designed dwelling structure.This criterion is met.
