The existing crawl space area below the first floor is to be converted to people
space. The floor is to be framed with 2x10 at 16 inches on center floor joists
with a span no more that 14'-0". The joists are to be supported by a 2x10 ledger
anchored to the existing concrete foundations with Y2 inch diameter x 5 inch
Simpson"Titen BD"anchors at 12 inches on center.
As is typical with all remodels,field discrepancies may be present which may not
be apparent prior to demolition/construction. During construction any questionable .. .
as-built framing or discrepancies to noted details is to be brought to the attention of

the engineer for review and modification will be made if/as required.
All construction is to conform to local code requirements. Use Simpson hardware.
Provide multiple studs/posts under beams and verify alignment to solid
beam/foundations below.
Verify that all construction is properly protected and sealed against water
penetration. Conform to appropriate code and industry/construction methods.
Co-ordinate all structural framing and connections with the existing conditions
in regards to alignments,elevation ties with existing framing,etc.
Report any conflicts to the engineer prior to construction.
Floors to be sheathed with 3/4 inch T&G plywood,
attached with glue and 10d nails at 6 inches edge and 10 inches field.
1. New window opening with 4x6(minimum)header.
Maximum opening width 3'-6".
2. Existing holdown to remain.
.. . 3. New Simpson""HD2A-SDS2.5" at double stud with 5/8 inch diameter
threaded rod.Drill and embed 10 inches into the existing concrete
foundation in accordance with Simpson"SET XP"Requirements.
Special Inspection is Required.
4. Sheath interior face of wall studs with V2.inch APA sheathing,
nail with 8d nails at 6 inches edge and 12 inches filed,block edges.
