I'm finally getting a chance to e-mail you about the wall question I had asked you during our PreCon meeting a couple of weeks back. We have a number of exterior shear walls where we have plywood to handle the shear, but we also have Dens Glass (gypsum sheathing) to provide the fire rating. These two layers together create some constructability problems for us when this kind of shear wall is run next to another exterior wall with the same kind of cladding but no shear. Basically, the extra layer of plywood on the shear wall makes that piece of wall %2" thicker than the wall beside it, which means we have a bump in the wall or we have to conceal it with another layer of sheet rock on the inside. We have realized that per OSSC 705.5, when we have more than 10'-0" of fire separation distance, we only need to rate the wall from the inside. With this in mind, I want to let you know that we'd like remove the Dens Glass from any exterior shear wall that fits this criteria so that we can take care of this issue. Do you see an issue with this? I have attached a set of plans showing the walls I'm talking about, and I have explained our methodology below: For a 4-story building of Type V-A Construction: • Exterior walls are required to be 1-hour rated. • 705.5 Fire-resistance ratings. Exterior walls shall be fire-resistance rated in accordance with Tables 601 and 602 and this section.The required fire-resistance rating of exterior walls with a fire separation distance of greater than 10 feet (3048 mm) shall be rated for exposure to fire from the inside.The required fire-resistance rating of exterior walls with a fire separation distance of less than or equal to 10 feet (3048 mm) shall be rated for exposure to fire from both sides. • The wall still needs to be 1-hr rated, but we can use the component method for materials on fire exposed side of wall in order to calculate a 60—min rating. • Table 721.6.2(1) lists 5/8"Type X drywall as 40-min, and Table 721.6.2(2) lists wood studs @ 16"oc is equal to 20-min. 40+20=60=1hr from interior side. These are supplemented with revised drawings that have addressed the necessary changes to ensure compliance. 1. Radon Mitigation system needs to be added to slab plans. A radon mitigation system is currently being designed by the mechanical engineer for the HVAC contractor. The underground portion of this system can be found on the A121-123 Slab Plans. The perforated PVC pipes will sit within the rock medium of the subgrade, extending a minimum of 3'-0" each direction. This rock medium will be covered with a vapor barrier and any penetrations through this barrier will be sealed such that radon gas cannot escape up into the slab area. Each vent zone covers 2,000 square feet and is vented to the roof with 3" Sch 40 PVC. This system is being coordinated with the Electrical Contractor to pre-wire for inline fans to be installed in each of these vents should an active system be necessary. No radon mitigation system is necessary for Building 2, since no dwelling units exist on the ground level. 2. Explain how kitchens, bathrooms and appliances will be vented Per the Exception in 2014 OSMC 607.6.1, fire/smoke dampers are not required for ducts penetrating assemblies that serve only one dwelling unit and meet the criteria of the exception (copied here below): 338 NW 5TH AVENUE PORTLAND OR 97209 T 503.445.7372 F 503.445.7395 SERAPDX.COM 61)7.6.1 Through penetrations. In occupancies other than Groups I-2 and 1-3,a duct constructed of approved materials in accordance with Section 603 that penetrates a fire-resis- tance-rated floor/ceiling assembly that connects not more than two stories is permitted without shaft enclosure protec- tion provided that a listed fire damper is installed at the floor line or the duct is protected in accordance with Section 713.4 of the Building Code. For air transfer openings, see Exception 7., Section 7082 of the Building Code. Exception: A duct is permitted to penetrate three floors or less without a fire damper at each floor provided it meets all of the following requirements. I. The duct shall he contained and located within the cavity of a wall and shall he constructed of steel having a minimum thickness of 0.0187 inch (0.4712 mm) (No. 26 gage)_ 2. The duct shall open into only one dwelling unit or sleeping unit and the duct system shall be continu- ous from the unit to the exterior of the building. 3. The duct shall not exceed 4-inch (102 mm) nomi- nal diameter and the total area of such ducts shall not exceed 100 square inches for any 1(X) square feet(64 516 mm2 per 9.3 m2)of the floor area. 4. The annular space around the duct is protected with materials that prevent the passage of flame and hot gases sufficient to ignite cotton waste when subjected to ASTM E 119 or UL 263 time- temperature conditions under a minimum positive pressure differential of 0.01 inch (2.49 Pa) of water at the location of the penetration for the time period equivalent to the fire-resistance rating of the construction penetrated. 5. Grille openings located in a ceiling of a fire-resis- tance-rated floor/ceiling or roof/ceiling assembly shall be protected with a listed ceiling radiation damper installed in accordance with Section 607.6.2.1. Kitchens, bathrooms and laundry dryers will be vented with minimum 26-gauge ducting that will measure 4" and fit within the stud cavities of unrated wall assemblies. Penetrations of these ducts at each floor-ceiling assembly will be firecaulked as necessary. These ducts will terminate with rain caps at the roof level. All of these ducts will be vented by the appliances fans only; no subducting with exhaust fans on the roof is expected. Please see drawings 9/A743 and 9/A807 for more details. Ensure wall cavity behind masonry walls and rain screen with weather barrier behind fiber cement siding walls. Wall Assemblies contained on Sheet A002 show all exterior walls within the project and describe required air gaps and rain screen conditions. A minimum 2" air gap is required within masonry assemblies (Types 71-73) creating a drainage cavity behind brick veneer. Where this air gap is interrupted by steel support ledgers, through wall flashing, weep holes and a mortar net are specified to provide an uninterrupted rain screen. Mortar netting is intended to fill the masonry cavities to ensure mortar does not fall into the cavity during construction and plug weep holes. Fiber cement assemblies are required to include '/2" APA rated plywood furring strips to create a rain screen assembly. These are shown in the exterior wall assemblies on Sheet A002 (Types 81-86 & 91-96) and included within typical exterior wall and opening details. 4. Create ANSI key plans that quickly and clearly show which units are ANSI A accessible units and which are ANSI B units. ANSI key plans for each relevant level can be found on sheets G004, G005, G006, G011, and G012. This project meets the 2% rule for ANSI A units (OSSC 1107.6.2) with 4 ANSI A units deployed across 165 total units. All other units are classified as ANSI B units. 5. Take a closer look at accessibility for the Private Garages The Private Garage structure SE of Building 1 has been expanded to include one accessible private garage that is located closest to Building 1 with an accessible route extending to the building entrances located near the tuck-under parking. This private garage unit is a minimum of 16'-0" clear. The one required van accessible space for the project has been located closer to the building within the tuck-under parking area. 6. Send Alternative Means&Methods letter to Building Department for natural ventilation in Building 2's enclosed garage. This AM&M was issued to City of Tigard's Building Department on August 31, 2015. Approval is pending. 7. Look closer at Building l's restroom off of the lobby;may need to add a second restroom because of occupant load. Please review enclosed email from Michael Giacetti of the International Code Council (ICC) addressing this same issue on a similar housing project. The common amenity spaces: first floor common room, lobby, fitness area and roof decks are provided for tenants of the building only and are not considered public establishments. As such, they are considered accessory to the R-2 dwelling units. The project complies with R-2 Table 2902.1 requirements by providing 1 restroom per dwelling unit. A single occupancy restroom is provided on the main level of Building 1 for the use of the leasing office since it is a B occupancy that is a public establishment. Provide a note for signage that Building l's west stair cannot be used as an accessible exit. Because the west stair exits onto a public way that has 6 additional steps down to the existing trail, this exit discharge cannot be considered accessible. This is of particular concern for occupants exiting out of the first floor through this stair core; someone with a disability would not know there are stairs at the exit discharge until fully exiting the building. Signage stating that the west stair is not an accessible exit will be mounted outside of the stair doors at each level of Building 1. Notes identifying this in the plans have been added on sheets G004, G005, and G006. 9. Cannot discharge stair exits through other portions of building on ground(exiting) level. Only 50% of stairs can discharge through lobbies or vestibules. We will likely be creating a 2-hour enclosure through the S-2 tuck-under parking at Building 1 that will serve as a horizontal extension of Building 1's east stair. We've figured out a way to do this cost- effectively without sacrificing any of the parking spaces. Building 1's central stair will be provided with exit signage to send people through a hallway next to the bike room and out of the building on the north (front)side instead of through the parking area. At Building 2, the lobby's enclosure has been upgraded to a 1-hr rated space, serving as a horizontal extension of the connecting stair exit (a 1-hr exit stair shaft is permitted in 3-story buildings). The north stair at Building 2 exits into the parking garage with a clear pathway defined outward to the public way; all walls and ceilings within this parking area (a.k.a. the exit discharge) are fire rated to 1- hr. 10. Double check frontage increase calculations and update if necessary. Building frontage calculations have been updated on both buildings yielding more conservative numbers for Building 1. Total frontage for Building 1 has been reduced and only includes the sides of the building adjacent to the street and the paved parking. Proposed Area for Building 1 is still within the calculated Allowable Area. Numbers for Building 2 have also been updated, and the Proposed Area is still well within the Allowable Area. Explain how kitchens, bathrooms and appliances will be vented • We will create a detail that shows how the in-wall vent system runs continuously from each apartment unit up to the roof with no FSD's(fire smoke dampers). Since this is being proposed by the Mechanical contractor many of the technical calculations and detail drawings will end up coming from them as part of the Mechanical trade permit. Will this be OK? 3. Ensure wall cavity behind masonry walls and rain screen with weather barrier behind fiber cement siding walls. • Our masonry detail shows mortar net which actually helps to make sure that mortar does not fall into the cavity and plug up weep holes at the bottom. I have attached a photo here that shows what mortar net looks like—it actually does fill the whole cavity, but it's porous so that water can percolate down and out of the wall cavity.
