Ft. Stories: 3 The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2014 edition; National Fire Protection Association, Standard 13 (NFPA 13) 2010 edition and the State of Oregon Fire Code (OFC) 2014 edition. GENERAL 1 . A key box shall be installed in a location approved by the Fire Chief. The key box shall be of an approved type and shall contain keys to gain necessary access as required by the fire code official. Section 506.1 OFC. Please contact Tualatin Valley Fire & Rescue for key box information at 503-612-7010 2. A supply of spare sprinklers (never less than 6) shall be maintained on the premises so that any sprinklers that have operated or been damaged in any way can be promptly replaced. These sprinklers shall correspond to the types and temperature ratings of the sprinklers on the property. Sections 6.2.9.1 & 6.2.9.2 NFPA 13. 3. The spare sprinklers shall be kept in a cabinet located where temperatures will not exceed 100 degrees "F" at any time. A special sprinkler wrench shall be provided and kept in the sprinkler cabinet to be used in the removal and installation of sprinklers. Sections 6.2.9.3 & 6.2.9.6 NFPA 13. 4. The installing contractor shall identify a hydraulically designed sprinkler system with a permanently marked weatherproof metal or rigid plastic sign. Such signs shall be placed at the alarm valve, dry pipe valve, pre action valve, or deluge valve supplying the corresponding hydraulically designed area. 5. The clearance between the deflector and the top of storage shall be 18 inches or greater. Section 8.6.6.1 NFPA 13. The distance shall be increased to 36 inches for Large Drop sprinkler heads. Section 8.11 .6 NFPA 13 6. Sprinklers shall be located a minimum of 4 inches from walls and spaced not less than 6 feet on center. Sections 8.6.3.3 & 8.6.3.4.1 NFPA 13. 7. Clearances shall be provided around all piping extending through platforms, foundations, walls and floors. The diameter of the hole shall be 2 inches larger than the penetrating pipe for pipe sizes 1 inch through 3 '/2 inches. The diameter of the hole shall be 4 inches larger than the penetrating pipe for pipe sizes 4 inches and larger 2 inches is required. Sections 9.3.4.1 & 9.3.4.2 NFPA 13. 8. All valves controlling the water supply for automatic sprinkler systems and all water flow monitoring devices shall be electrically monitored when the system serves more than 20 heads. Section 903.4 OFC 9. An approved audible sprinkler flow alarm shall be provided on the exterior of the building in an approved location. Such sprinkler water-flow devices shall be activated by water flow equivalent to the flow of a single sprinkler of the smallest orifice size installed in the system. Section 903.4.2 OFC 10.The system piping shall be braced to resist both lateral and longitudinal horizontal seismic loads to prevent vertical motion resulting from seismic loads. The structural components to which bracing is attached shall be determined to be capable of carrying the added applied seismic loads. Sway braces shall be designed to withstand forces in tension and compression. Bracing shall be attached directly to feed and cross mains. 11 .The end sprinkler on a line shall be restrained against excessive vertical and lateral movement. 12.New sprinkler system piping shall be hydrostatically tested at 200 psi and shall maintain that pressure without loss for two hours. Where addition or modification is made to an existing system affecting less than 20 sprinklers this test need not be done. NFPA13 16.2.1 .1 13.AII concealed spaces enclosed wholly or partly by exposed combustible construction shall be protected by sprinklers. 14. Dry systems shall be flowed through the remote inspectors test with the smallest sprinkler orifice used in the system. The time required for water flow to the inspectors test, the clapper trip time and the time it takes for the compressor to turn on shall be noted on the NFPA13 Completion Form. 15.Single interlock pre action systems shall be tested for operation of the detection device and dry pipe valve. Provisions shall be made for the manual operation of the detection system at locations requiring not more than 200ft. of travel. 16.The installing contractor shall complete and sign the appropriate contractor's material and test certificate found in NFPA13. Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.4.2 OSSC When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal.
