He reported that staff rvere recomnending approval with conditions and approval of the requested variance. 5. APPlICANT'S PRESENTATION �� ; � J�rry Pa�mer represented the applicant as the engineering planner on the '� project. He said applican� agreed with the conditions recommended by k� staff. He discussed staff's recommendation to improve to public street k�� standards the cul-de-sac which was designed as a private stree�. He i� � said if Commission approved this condition, then applicant would seek ' permission to approach the Engineering Department to request dedication ��� F as a public street. Mr. Palmer discussed the �oncerns of the NPO � regarding ad,jacent property. o There was discussion b � j a out the ad�acent property to the west. Se m or � Planner advised tha�t there was a possibilit�r the subject street may be � needed as a fuli street in the future depending what type of development accurs. o Commissioner Fyre requested clarification regarding Condition 19 � concerning th� wetland area. Acting Senior Planner explained this � condition is intended to prevent intrusion by the contractor during � constructinn. There was discussion about the wetland bo�ndary and who � it is marked in the field. � o Comn�issioner Baone commented on the different setbacks for various lots, f� and he noted that lat 8 had a very i�regular lot liree. Mr. Palmer x; clarified the lot line. �cting Senior Planner clarified the setbacks, � nnting that iots 1 - � and �3 - 17 all abut the wetland, and the code :i req�ires 25 foot setback from the wetland. Lots 9 -� 12 require standard x� setbacks for the zone. �� � o Cnmmissioner Fessler discussed the traffic f1aw of the proposed streets %� as proposed. She was concern�d about the ven�ilation to 135th, as she '`�" said it wauld be heavy.
