Motion approved by unanimous vote of Corn�nission present. 5.2 SUBDIVISION S 7-82 PETE JANZEN NPO �� 6 A request by Pete Janzen to subdivide four lots totaling 5.4�7 acres into 19 single family building lots of approximately i,500 sq. ft. each. The zoning designation is R-7 Single Family. T'he Plan designation is R-� Single Fam'rly. The property is located at 9910 ' S,W. McDonald (WCTM 2S1 11BA lot 6000, 601 and 701). s Associ,ate Planner Newton explained that this was the second time this subdivision has been before the Planning Commission. The original subdivision had never been filed with the County and now the applicant wants to remove two of the lots from the original subdivision. There has been a Minor Land Partition filed to c?ivide rhe two lots. Ska�f requested the applicant to file for another subdivision to give the P�.anning Commission an opportunity to review. Staff is recommending approval wikh conditions. PUBLTC TESTIMONY v No one appeared to speak. She did nat like the idea of having more access onto McDonald Street. • Discussion followed regardi.ng the carner lot on McDonald anci 98th not being a part of khe subdivision and would not be doing half-street improvements. Motion carried by majority vote of Commissioner present; Commissioner Owens �oting no. 5.3 Z,OA 10-82 TEMPORARY USE APPLICATION , Waiver of fee for Non-Profit Organizations. • Associate Planner Newton read the staff inemo into the record requesting the Commission to approve changing Section 18084°030 (d) Fees to read as follows: (The underlined text is want is being added) The Couneil shall adopt by resolution a schedule of fees reasonably calculated to defray the expenses of the administrative processes of Title 17 and 18 of this chapter. Motion carried by unanimaus vote of the Commissioners present. 5.4 SIGN CODE T.tEVTSI��I - TITLE 16 - ZOA 3-82 A request by .the City of Tigard to revise the sign aode, Title 16, of the Tigard 1�Iunicipal Code. s Linda Sargetrt, Administrative Assistant stated that since the sign code had been approved by Planning Commission and City Council that difficulties had developed while tryin� to use the code, She then reviewed each page with the Commissioners and indicated changes and additions which staff was suggesting. • Discussion followed among Commissioners and staff regarding changes and additions • Commissioner Moen moved and Commissioner Christen secox►decl to approve ZOA 3-82 with changes and adclitions as discussed and forward to City Council. Motion carried by unanimous vote of Commissioners prese•nt. Neither the Building Official nor the jurisdiction shal.l lae liable ��r expen�e, or other obligatz.ons, entailed in the removal or replacement �f any material required to allow inspection. (2) Inspection requests. It shall be the duCy of the person doing i the work authorized by a pPrmit to notify the Building Offici�l that such � work is ready for inspection. The �uilding Official may require that every request for irispection be filed at least one working day be£ore such inspection is desired. (3) Required inspections. Reinforcing steel or structural framework of any part af the proposed structure shall not be covered or concealed without first obtaining approval of the Building Official.
