Brian stated it was a fine develo�ment and tk�e wide•r streets were warranted as requested by staff; requested the inclusion af a centrally accessibly recreation space; and was concerned over the flood plain encroaching on private lots. l�ossman was in faror of the proposal. Corliss was in favor. of the concept; didn't want to be held to this specific 1ot pattern; also was concerned that a play area for children be provided; stated Design Review must look at this proposa.l very Carefully. Wood asked if there was not to be a bike path along the Tualatin? Altman stated it could be provided. Wood asked about clustering lots Altman stated the density along the river was ac�ually 7 units per acre. Wood asked the bike path be considered; the lots along the river should be rearr.anged and were too smallr a 2 street improvement s�as need�d at Durham. McMonagle stated it was a county road and no improvement was required. Tepedino stated the ideas on the bike and gedestrian paths were good; the flood pla.in issue con.cerned him and made a motion for approval of f the request with the addition of Staff Recommendation ��11 that the '�_ developer� along with staff review the adv�isability of a bike path ancl pedestrian path and also a centrally accessible recreation space, and ��12 no platted lots wil'1 encroach in the flood plain. Altman answered yes, but that the process would most likely take up to two months. Gorliss stated their need as Comm:issioners to have good, strong Staff Reports to make their. decisions. Corliss asked if the failure of Popp to be resppointed to the plannin� Commission had been legally a�proved by Joe Bailey. liltman answered it was legally done. Brian moved that Tepedino be agpointed to be Chairman of Planning Commiss�on. Corliss seconded the appointment. The vate was unanimous with one abstention. Srian moved that Wood be Vice-Chairman.
