who may be interested in appointment. �

Tigard Bap-tist Church; on the north an� south are sitigle
� family hnmes; and to the east is an open field. A small
stand of trees is located in �;he northwest corner of the

2. Sanitary s�wer would have to be e�tended frorr: an exiCting �
ten inch line appro�imatel,y 400 f�et west in �saarde Street . �
� The line in u .W. Gaarde is �f adequate capacity to facili-
tate the proposed density. Water se.rvice is availabl_e from
tile Tigard W�t�r Dis�trict from either a six �ncYi line in
S .W. Gaarde or a 12 inch lzne in �acific I�ighway, botki of
which are adequate to serve the development .
3. NPO #3 Plan recommends that S .W. 1.lOth betwe�n Fairhaven
and Gaarde Street be irriproved. Currently 110th has a

1. The site is a ge�atly slopirig, relatively open field, with
the exception of several single family homes and a dilapi-
dated, vacated motel which front along S ,W. Pacific High-
way and Gaarde Streets. The applicant is proposing to re-
move thESe structures with the possible exception of one
home bein� r.etained. To the no.rth and south are single
fam.ily homes; on the west is the Tigard First Baptist
Criurch; and to th.e east and ac;ross Pacific Highw�,y ar� com--
tne��cial buildings.
2. The applicant is proposing a two phase devel�pment . I�hase
I is a �6 unit multi-family com�lex to be located iii �i;he
� western carner of the site and terz d�zplEx lots which are
envisioned for the north portion �f the parcel abutting
single family resa.dences on the adjoining propertyo
Fhas� II will include developiilg the remainder of the site
with commercial and �rofessional buildixigs. The comm�r-

access be eliminated becausP of the vision problem at the
curve in Gaarde.
8. The recently approved car lot (N,ichard Cooper) has not been
included within either Phase I or II of the proposed de-
velopment . However, the development does surround the car
lot on three sides, and provisions have been made far pro-
viding access to the rear of t;he property from the spine
r.oad. In fact, a portion of the spine road i.s shown on
the rear portion of the car lot . One of the conditions of
approval for the car lot wa� that the sc�uthern access point
be permanently closed, and i;he remaining a.ccess paint onto
