The site is presently occupied by a single �amily residence and same old foundations but most of the 1ot is vacant . Access to the site is over an existing 20' ea.sement which also serves a single family dwelling behind the site. 3. The surrounding uses are single family residences with the exception o� a four-plex between the bulk of the lot and S .W. Lincoln S1;reet . � 4. The applicant proposes acqi�.iring easements which would �,ssure access in accordance with the Tigard Municipal Code . CONCLUSIO�ARY FINllING: The proposed preliminary plan conforms to the NeigYaborhood Plan III anc� the Tigard Municipal Cr�d� with the attachment of appropriate conditions and the variances tc� the street widths as notec� in find- in� #6 are necessary due to ur�usual site co.nditions of slope and topography, are the minimum necessax�y, are not cletrimental to the pizblic health safety or wel:Care and is �not inconsistent with othe.r i regulatory r�quirements of the zoning and subdivision codes. � rV.
