The subje.cti site is presently vacant. The proposed use would conf.arm to the Tigard Gommunity Plan which designates this area for general- comcnercial use. 3. Adjacerit land use consists c�f Mark 50 Machinery to the east enc� �f the site. Vil1a Ridge, the froi�tage road �ara11e1ing Pacific Highway form� the riorthern boundary; t1�e American Legion building is to the west; the land to tk�e rear and south of the site is being used for outside storage and gaxking by the adjoining property (Mark 50 Machinery}. See attached land use map. ��., 4. The a.pplicant is raquesting a conditional use peY•mit for the eastern wing (Building A) of the (forme•r) Arrow Heating building. A condition.al use permit (Meldren Anderson,; - CU 22-75) for a retail statianery storc was i recently a�pr�ved by the Planni.n� Gommission (11-21-75) for Bui.lding B. Building C is presently occupied by Fahe� Machinery. 5. Building A is approximately 5786 sq. ft. , of whzch 1972 sq. ft. is office space. Mr. Thornberg is proposing to use the grou�nd floor office (986 sq. ft.) in conjunction with his auto repair and painti shop, which �aould accupy the remaining 3814 sq, ft. of floor area lacated to the rear of the offiees. 6. Off-street parking required by the Tigard City Code (section 18.60.12Q, item 5, paragraph B} is 14• spaces (1 space/'500 sq. ft. plus 1 space/2 emiployees plus 3 spaces/establishmen�.). 7. Mr. Meldren Anderson, the ovmer of the property on which Buildings A, B and C are located, has sub�nitted a site ;plan to the Tigard Site Develop- ment and Architectural Design Revzew Board, as required by the Planning Gommission for cotiditional use pertnit CU 22�-75 for Building B, The Design Review Boar�d approved that p�.an, subject to the following eon- ditzons• 1.
