App�oval of the zone change would resulk in the encroachment of tihe business into an established residential. area. 2. The proposed use is in, r� .ity a warehousing aperation wiY.h the . exception of the retail outlet i.n the �ronk. This warehousing operation being incompatible with both the ex3sting commercial zaning and the existing resident3al development in the rear. 3. That a diesel trucic servicing the site from 3t00 to 5t(30 A.M„ woulc3 certainly be objectional to the residents on �airhaven Way. G. The use of a septic tank xepxesents a possible heaLth hazard due to the high water table problem in this area which is evidenced by other s�ptic tank failures on F�irhaven Way in the past, �;; Crass Examination 1. Commission Discussion�>and Act3.on 1. Haxtman made a motion for denial of the request based upon the staff findings. Sakata seconded the motion. 2. Barkhurst stated his a�pposition to the request due to the industrial nature of the proposed use. 3. Nartman stated his agre�nent with Barkhurst that ehe proposal �.s not appropriate for this site, but did state that the rear portion o£ � the lot should be zoned for a General. Commercial use. The applicant has not submitted sufficie2zt information to establish minimum parking space requirements for the subject project. The proposed building contains approximately 23,200 square feet of floor area, however, the applicant has not submitted the number of establishments or the number of employees to be housed wii:hin the building. The applicant proposes 66 parking spaces. 21 additional spaces are located off-site immediately adjacent the northeastern coxner of the subject site. The State Department of Envixonmental Quality has submitted a letter requesting the applicant lower his total number of spaces from 66 to 50 and encourage transit ridership. The applicant has stated they are presently appealing the DEQ `; reqvest. � 2.
