This property is located in an area which we
feel, from preliminary comprehensive planning studies, will
be a transition �rea. It a.s bounded by the industrial area �
on the east and north, and a bu3y arterial on the weat. Tn a�
the future, the creek area can become a part of a greezlbelt �
system which can provide a nat.ural "buffer" between it and
the industrial district. Buffering old highway 217 is, f�
however, a mose difficult problem, and �ne which may have ,
to be d�ne by those property owrzers and dev�lopers along it. �'�,
Single family or multi-family development needs not to be i
greatly disturbed by the traffic if development includes �1'
dense lan�scaping and/oz plans to back the units up to the �yi
highway with good size back yards. �:'
We feel that clustered devalo�ment of higher �'�
density �han that of �he present will probably be the most j;',I
logical attd economzcal use for this area in order to pro- �:i

Washington County Planning Commission have heretofore been limited
