Mr. Paterson �sked about sidewalks for �h� developmen�. Mr. Cooper said that they could be included in the final landscaging plan. Mr. Lewis stated he felt people �houldn't ha.ve to walk � in the street, that sidewalks should be provided. Mr. Woodard sugqested that a sidewalk along one side of the proposed s�reeti and a sidewalk along 103rd and one 1� along McDonald might be sufficient to serve the development. � Mr. Cooper said that the rents would be around $200 a �.� month, so he felt that the number of children would be minimal in the development, and that most pedestrian traf fi c would be within the project since the nearest shopping ,; is threa or four blocks away. �` Mr. Thompson said that sidewalks would be difficult to put s; in on 1,03rd and on McDOnald beaause of the storm ditch and '� unimproved strest. �,`.1 � i c. Mr. Lewis said he was concerned with the density, that w�ith the street acreage subtracted fsom the overall acreage, there was actually only about 3500 square feet ; per uni.t. Mr. Phillips stated that 100 units could be built on this with A-2 zoning and approximately 14 units � with R-7 zoning. He said he felt that the planned residential should be somewhere in between and that ; this was closer in density to R-7 than to A-2. It was j also his opinion that this development would be a better i t, one than a aubdivision of sinqle family homes off of such a busy street as McDonald. i d. Mr. Nicoli said he still thought the plan looked congested, � and would only look like an apartment complex. � e. That all utilities be undexground , 2. That the street shown be a 40' right of way with curbs. � 3. Mr. Donald Joyce, Attorney for Dano Construction, spoke �or the proposal saying that because o£ the fine residential neighborhood and the adjoining industrial district, there was need for a multi- family buffer. He said he also felt tk�a� commercial would bring more traffic than an apartment develop- ment. b. Mr. Rubin Dacklin, 13235 SW 76th Avenue, spoke in opposition to multi-family development; that the traffic pattern was not good fnr such development. Mrs. William Swannie, 7325 SW Varns, said she was opposed because of the already great traffic hazard for the children walking along 72nd to Phil I�ewis school and for the older students who must wait there for the bus to the high school. She was also opposed ta such development without sewers. Mr. John Bishop, 7375 SW Varns, said he felt the high class residential subdivisian of Rolling Hills was not compatible with apartmen� development. Mr. A1 Drew, 13235 SW Varns Street, thought office development would be fine. He explained the area development, then said he thought the proposed site was poor for residential development, there was a bad tratfic situation and that he would like to sea the Commission make a zone change decision only after the comprehensive plan has been completed. c. Mr. Loren Mardock, applicant, said he felt the neighbors must recognize that they are being encroached upon by aommercial and industrial development; that the vacant area around them could very well develop in commercial and industrial � uses. He said the County felt that apartments - would be a good buffer. d. Mrs. Swannie and Mrs. Nelson, 7330 SW Varns Street, spoke saying that they felt 40 families were too much, and would only aggravate the traffic problem. e. Mr. Patersc�n said that development in the area was a matter of timing and that at the moment, 38 units could make sewer feasible, but that o£fice develop- ment couldn't. Perhaps when there was other interest in the area for sewer, that such development wo•uld be feasible. g, Mr. Dacklin asked what the County zoning was in the area, h. Mr. Thompson explained that it was approximately 1500' away and showed its location on the map. b. Mr. Phillips asked what such a development would do to our existing plan�. Mr. Aitken said he felt such development would be I premature, and that we must seriously consider our � sewer problem. ( d.
