The following persons objected to the proposed zone change:
Tony Maxim, Greg Edwards, Mrs. Robert Hermanson, Art Wadele,
George Guthry, Mr. Uphall, Mrs. Tony Maxim, Floyd Guthry,
Mrs. Carl Channing, Mrs, Greg Edwards. The following reasons
were discussed: the added traffic to S.W. 72nd St. would
be dangerous to school children, would depreciate value of
homes, would be nothing to obscure the view of the industry,

The application was discussed by the Planning Commission. It
was felt that this was not the proper time to change the zone
in this area.
Motion by Mr. Phillips for denial of the applications
submitted by Raymond & Phyllis Ems and H. Russell &
Virginia Gould.
Seconded by Mr. Severson.
Motion approved by a 5-1 vote of Commission present.
Jim Aitkin voted No.
5. LESLIE & ARLETA FLYE REZONING - Located at 10130 S.W. 4. nine
St., Tax Lot 400, Map 251 2BB. Present Zoning R-7 (Residential)
Proposed Zoning A-2 (Multiple Dwelling) .
Staff report and recommendation for approval.
Public Hearing opened.
Doug Taylor presented a petition of 20 signatures of persons
who are opposed to the application.
The following persons objected to the proposed zone change:
Mrs. George Lowery, Ron Mapes, Mr. West, Allan Senner,
Richard Hartill. They felt that the increased traffic from
the A-2 zone would be dangerous to school children and
that an A-2 zone would devaluate their homes.
Mrs. Lesley Flye, Bob Burny, and Art Newberg were in favor
of the proposed zone change.
Hearing closed.
The application was discussed by the Planning Commission. It was
" felt that this application would be spot zoning.
Motion for denial by Mr. Phillips.
Seconded by Mr. Paterson.
Motion approved by a 5-1 vote of Commission present. John
Perry voted No.
6. ED VOGET CONDITIONAL USE - Located at 12947 S.W. Pacific Hwy.,
Tax Lot 2600, Map 2S1 2BD. Present

The parcel under discussion (tan lot 400) is bordered I I
on the south by Woodard Park, the west by single family r
residential, the north by existing residential with 01
large lots, and on the east by industrial park zoning.
The proposed change would provide a buffer for the
existing R-7 zone from an area, which, while still in
transition, will most likely become industrial park due ;(
to its close proximity to Fanno Creek and the railroad
tracks. In adlition Woodard Park will provide recreational t
facilities for the additional population.
Present street is virtually non existent. ;.�a iierine
street is at present an unpaved, rural road which is only I
40 ' wide, and narrows to 30 ' adjacent to the parcel b eing : F,
discussed (tax lot 400) .
RtCOMMENDAT II OI'v: A!
City Staff, therefore, recommends approval of the
requested Zone Change. In addition, suggest Planning
and Zoning Commission request Property Owner to dedicate
fifteen feet of additional right of way on SW Katherine
Street to allow for proper access to property.

east of the Portland Seattle Railway about 250 feet, r"

the City of Tigard foresee this area as extremely
desirable for light industrial development.
Access would be provided by 72nd Street, and sewage

requested zone change. In addition, suggest Planning
