Request for variance - To subdivide lot 5 with
minimum lot size.
Staff report and recommendation for approval.
Public hearing opened.
A petition of 16 signatures of persons who do not object to
the proposed variance was read.
Mr. Edwin Gauze spoke in favor of the proposed variance.
Hearing closed.
Motion by Mr. Paterson for approval of the variance with
a minimum lot size - the rear lot dimensions to be 65' by 102'.

Approved by a unanimous vote of Commission present.

Mrs. Raglione, Mrs. Hues, Dolores Stover, and Peggy Gensman
spoke in favor of the proposed Conditional Use. A petition
was presented of 20 signatures of persons who do not object
to the proposed Conditional Use.

who objected to the proposed Conditional Use.

ditions: 1. That the applicant submit at the next regular.
meeting plans for parking and plans for a turnaround on
the property, 2. That this Conditional Use be restricted to
a five year limit.

Approved by a unanimous vote of Commission present.
5. PRELIMINARY PLAT - Ash Glen Subdivision
Staff report and recommendation to change name to Ash Drive.
Public hearing opened.

S yens and Sid Braise felt that the extension s n of S.W.
Ash Drive should be made to the southeasterly edge of the
property. Howard Gass agreed to this.
Hearing closed.
Motion by Mr. Annand that the Commission approve the Plat
with the following conditions: 1. That the street name
be changed fron S.W. Ash Circle to S.W. Ash Drive, 2. That
the extension of S.W. Ash Drive be made to the southeasterly
edge of the property with a one foot plug deeded to the City,
3. That a one foot plug be deeded to the City on the North-
easterly extension, 4. That the stub on the northeasterly
edge may be moved to the center property line.
Seconded by Mr. Paterson.
Approved by unanimous vote of Commission present.
6. CHARLES KINGSTON, JR. and HOWARD GASS, Located on S.W. Ash St. ,
Map 281 2DB, Tax Lot 290, Lot 1 of Ash Glen Subdivision.

Use - duplex.

Use - duplex.
It was recommended that these two applications be considered at
the same time.
Staff report and recommendation.
Public hearing opened.
A letter from Francis F. Smith who is opposed to the two
applications was presented to the Commission. Mr. Don
Stevens, West Meyers and Paul Latham objected to the proposed
use.
Mike O'Neal, Howard Gass, and Charles Kingston spoke in favor
of the proposed use.

Motion by Mr. Nicoli for approval of the application as
submitted with plans and elevations for a duplex on lot 17
and lot 1 with the conditions as follows: 1. That the
minimum lot size be 8,000 square feet, 2. That the square
footage for each dwelling unit be set at 866' per unit.
Seconded by Mr. Severson.

Approved by a unanimous vote of Commission present.
Motion by Mr. Annand that the Planning and Zoning Commission
is opposed to the granting of any additional Conditional Use
applications for Duplexes in the Ash Glen Subdivision.
Seconded by Mr. Severson.
Approved by a unanimous vote of Commission present.
7. DEDICATION OF LAND - Vance R. Lee on S.W. Walnut Street and
Dale Construction Co. on S.W. Commercial St.
Motion by Mr. Nicoli that the Commission accept the two
Deeds of Dedication by Vance R. Lee and Dale Construction Co.
Seconded by Mr. Paterson.
Approved by a unanimous vote of Commission present.
8. DISCUSSION OF SIGN CODE
(a) Motion by Mr. Perry that Section 203, 3, G be accepted as
written.
Seconded by Mr. Annand.

Motion Denied.
(b) Motion by Mr. Annand to amend Section 203, 3, G to read as
