ANTON SCHULZ - REZONING - Property located at S.W. 104 and S.W. #' Hillview, Tax Lot 1300, Map 2S1 2CC, Present Zoning - R-7 (Residential) , Proposed Zoning A-2 PS (Multiple Dwelling) . Public Hearing 7:30 P.M. A petition was presented with signatures of four persons }r' who are in favor of the proposed zone change. Correspondence from Mrs. Arthur Butler and Mr. & Mrs. Carl Watt who have no objections to the proposed zone change was read. Hearing closed. Motion by Mr. Phillips for approval of the proposed zone it change with the condition that the building permit not be issued until proper access is provided on S.W. 104th Ave. Seconded by Mr. Nicoli. Approved by unanimous vote of the Commission present. 4. WILLIAM & ELSIE MAYNARD - REZONING - Property located at 12555 S.W. Hwy. 217, Tax Lot 200 & 300, Map 2S1 2AD, Present Zoning - A-2 (Multiple Dwelling) , Proposed Zoning- - C-3 (General Commercial) . • Public Hearing - 7:30 P.M. Mr. Howard Gass had a question about the setbacks on the adjoining property. Correspondence from Mrs. Howard Ibach who had no objections to the proposed zone change was read. ILHearing closed. It was the feeling of the Commission that this change would be spot zoning. 5. VANCE R. LEE - CONDITIONAL USE —Request for Conditional Use - Duplex, Present Zoning R-7 (Residential) , Property located at 10265 S.W. Walnut. St. , Tax Lot 114 - Walnut Acres, Map 2S1 2BC. Public Hearing - 7:30 P.M. Correspondence from Mrs. Joseph E. Ford, Andrew Roos, and Mr. Eugene Farnstrom who are opposed to the proposed Conditional Use was read. Mr. Charles Woodard, Robert Camel, and George Thompson were opposed to this Conditional Use. They want to keep this area a single family housing area. Hearing closed. Motion for Denial by Mr. Annand. Mr. Logan recommended that the application be tabled for additional staff review. Motion by Mr. Annand that the Conditional Use request be tabled for further study. Seconded by Mr. Phillips. Approved by unanimous vote of Commission. 9. LOUIS GIROD - CONDITIONAL USE - Present Zoning C-3 (General Commercial) , Request for Conditional Use - Car Wash, Located at 8925/65/85 S.W. Commercial, Tax Lot 4200, Map 2S1 2AA. Public Hearing - 7:30 P.M. Mr. Girod presented his proposed plans for the Car Wash. Hearing closed. Motion by Mr. Annand for approval contingent upon the z' following conditions recommended by the City Staff: (1) Curbs, 5' concrete sidewalks and storm line be built across the front of the property. (2) Two curb cuts be allowed; entrance 30' and exit 20' , (3) Planting of four trees along Commercial Street; the species to be dictated by the City Staff, Seconded by Mr. Aitkin. Approved by unanimous vote of Commission present. 10. PINEBROOK SUBDIVISION NO. 2 - Preliminary Approval Motion by Mr. Annand for approval of the Preliminary Plat as submitted with the addition of plugs on three streets. Seconded by Mr. Aitkin.
