er 5. NEW PLANNING AND ZONING ORDINANCE - MEMORANDUM FROM LARRY BISSEI'I' TO
TIGARD PLANNING COMMISSION FOR REVISION TO THE PROPOSED TIGARD
ZONING ORDINANCE
Corrections are as follows:
Section 1-A Chapter 110--Delete R-30 in the title.

Chapter 110-7n--Change the rear setback minimum
from 25 feet to 15 feet.
Section 1-B Chapter 130 and 140 have been revised to place
questionable Permitted Uses in the Conditional
NL Use category. The titles of C-2 (Central
Commercial) and C-3 (General Commercial) have
been reversed to read C-2 (General Commercial)
and C--3 (Central Commercial) .
Chapter 130-1-a Public Garage shall be put in
the Conditional Use category.
Section 1-C Chapter 180 has been completely revised in
accordance with new zone proaii,:itons developed
for the OECO Industries in th of Tualatin.
Section 2-A Chapter 150-2-1 Uses permitted outright--Garden
Supply Store and Restaurant shall be put in the
Conditional Use category.
Motion by Mr. Annand, Seconded by Mc. Nicoll.
Approved by unanimous vote of Commission.
Section 2-B Chapter 120-4 be changed as follows: Front yard
setbacks would be a minimum of 20 feet for a
one story building, and would increase as the
building height increases: two stories -• 30
feet; two-and-one-half stories and over-35 feet.
Section 2-D Chapter 190-4, Subsection (a-3) is to be changed
from "one space for each dwell;.:,:g unit" to "five
spaces for each four dwelling units."
Subsection (e-3) is to be changed from "one space
per 300 square feet of floor area plus one apace
for each establishment plus one space for each
two employees." to "One space per five hundred
square feet of floor area plus one space for
each establishment plus one space for each
two employees."
Section 2-E Chapter 200-4, Subsection (b) "Maximum curb cut
width shall be 40 feet." is to be changed to
"Maximum curb cut width shall be as determined
by the City Engineer." K�
Motion by Mr. Severson, Seconded by Mr. Annand.
Motion approved by unanimous vote of Commission.
Section 2-C Chapter 190-2 Add to Subsection (c) "Such
restriction shall not be deemed to prevent the
parking of not to exceed, one unoccupied house
or camping trailer, and,/or not to exceed one
pleasure boat, provided however, that required
automobile parking space is not thereby in-
fringed upon."

Section 2-P Chapter 200--1, Subsection (b) is to be changed
in accordance with City Attorney's recommen-
dations that consent for future street improve- 1
ment:s and the assessment therefor. be recorded a
with the deed and/or title to become a continu-
ing obligation to run with the property.
Motion by Mr. Annand, Seconded by Mr. Phillips.
