Before designing or constructing any sign, and before affixing any sign,all Tenants shall verify that all required governmental approvals have been obtained and all conditions of approval have been satisfied. The intent of these sign criteria is to assure that all Tenants adhere to the design and construction standards and parameters established herein. The result is intended to be a coordinated and coherent sign program that enables patrons to easily identify businesses located within the Shopping Center,while enhancing the architectural design and aesthetic appearance of the Shopping Center. The result of a coordinated sign program is a superior and inviting shopping environment from which all Tenants benefit. Conformance to these sign criteria shall be strictly enforced to protect the interests of all Tenants. Non- conforming or unapproved signage shall be brought into conformance,at the expense of the Tenant breaching these criteria,not later than thirty(30)days following written notice from the Landlord specifying the nature of non-conformance. Landlord reserves the right to amend these criteria if such amendments,in the sole judgment of Landlord, shall benefit the Shopping Center without placing an unreasonable burden upon the Tenants. Graphics or signage located within a Tenant's premises,and not intended for visual communication to persons outside of such premises,shall be exempt from these criteria. Tenant shall not have the right to place its standard identification panel on the monument sign. A. Sign Approval • 1. One colored copy and one non-colored copy of any proposed signage shall be submitted to the Landlord for written approval prior to application to the City for sign permit(s). 2. Such approval,based upon aesthetics of design,access to appropriate electrical service,or construction details such as method of attachment to buildings,shall be granted or denied at the sole discretion of Landlord. 3. Following final approval of Landlord,Tenant's Sign Contractor shall apply,as agent of the Tenant, r/ for a sign permit. Each Tenant shall be responsible for the performance of its Sign Contractor as its agent,as well as conformance to these criteria. B. Sign Maintenance 1. Each Tenant shall be responsible for keeping all signage or graphics on its premises in a state of good repair,in the sole judgment of the Landlord. Landlord shall inform Tenant,in writing,of non-compliance with the sign criteria. Remedy of specified non-acceptable condition(s)shall be made by Tenant within thirty(30)days of such written notification. 2. All signs shall bear the UL label,and their installation shall comply with all local building and electrical codes. 3. Sign Contractor shall repair any damage to buildings or the Common Area Facilities caused by their sign contractor. Page 37 of 50 4. No labels will be permitted on the exposed surface of signs except those required by local ordinance,which shall be applied in an inconspicuous location. C. Design Requirements 1. Observe local governmental signage limitations. 2. No sign may be longer than sixty-six percent(66%)of the frontage of the store to which it is applied. 3. Unless otherwise specifically permitted,signs shall be centered on the store frontage area in L ' accordance with these criteria. Tenants with one or more elevations may install one(1)wall sign per elevation with a maximum of two(2) signs in accordance with these criteria. Single-line lettering shall not exceed twenty-eight inches(28")in height. Two(2)lines of lettering shall be permitted,subject to Landlord's approval,provided the total height does not exceed thirty-six inches(36"). Symbols,lettering style and colors are subject to written approval of Landlord. 5. Tenant logos are subject to Landlord's review and approval. A logo sign shall be no larger than ,-----"twenty-four inches(24")square,and/or shall incorporate no more than four square feet(4 sq.ft.) Any logo sign shall be contained within sixty-six percent(66%)of Tenant's storefront lineal footage to which it is applied.
