SECTION III. BACKGROUND INFORMATION Site Information: The project site is located at 9000 Durham Road,at the approximate center of the school grounds. The 43-acre site contains an existing high school, numerous accessory buildings, and extensive site improvements that include sports facilities and parking lots. The parking lots contain 606 paved parking stalls. Proposal Description: The proposed minor modifications to the conditional school use would allow the construction of a two-story baseball storage building, approximately 1600 square feet in size (20'x 40'x 22'high), located adjacent to the third base dugout on the turf/varsity baseball field. APPLICABLE REVIEW CRITERIA AND FINDINGS COMPLIANCE WITH COMMUNITY DEVELOPMENT CODE SECTIONS: The proposed site improvements will modify the existing conditional use on the site. Therefore, compliance with applicable development standards must be demonstrated. MINOR MODIFICATION OF APPROVED OR EXISTING CONDITIONAL USE: Section 18.330.020.C.3 states a Minor Modification shall be approved,approved with conditions,or denied following the Director's review based on the following findings: 1. The proposed development is in compliance with all applicable requirements of this title. FINDING: Upon review of the proposal's plans and narrative, staff finds that all applicable requirements of this title are satisfied. 2. The modification is not a major modification. FINDING: Staff finds that the changes listed in TDC18.330.020.B.2 are either satisfied or do not apply. Therefore, the proposed development is not a major modification. This criterion is met. CONCLUSION: The proposal is in compliance with the applicable requirements of this title and is a minor modification of existing conditional use. SECTION V. Attached to the site plan drawing are drawings of the planned structure.The structure will measure 40' long by 20'wide and approximately 22' at the mean elevation of the roof.The bottom storage area will be for player's equipment and some field repair equipment.There will be no running water,toilets, or other plumbing facilities. The upstairs area will be used by the coaching staff as a coach's storage area for team and personal equipment and a coach's meeting area.The upstairs will include a deck for coaches to view/direct practices. The proposed location is over 100 yards from the nearest property border. The building height, at approximately 22' at the peak,will be shorter than the main school building.There is no change in parking requirements for this site. The existing location is gravel with no trees, shrubs or other vegetation. There are no plans for sidewalks or other hard surfaces.
