This proposal includes an Allowance of $500.00 for the cost to obtain a building permit and any other fees associated with the building permit, such as: the cost for having blueprints drawn if required; structural engineering drawings or details if required; etc. NOTE: Allowance amounts not used to satisfy the specified fees shall be returned to the Owner. B. EXTERIOR REAR WALL and WINDOW REPAIR a. Furnish and install (1) new Milgard vinyl sliding window to replace the existing window. Install per the manufacturer's specifications and to meet the State of Oregon weatherization code. b. Remove existing siding as required at the areas where the existing framing is out of plumb. c. Remove existing wall sheathing as required to expose out of plumb framing. d. Replace the out of plumb framing members with new framing members. e. Install new wall sheathing where existing sheathing was removed. f. Re-install existing siding where siding was removed. This proposal provides for up to 1/3 of the siding to be replaced with new siding to allow for some damage to the siding when removing it. g. Paint the new siding to match existing as close as possible. h. This proposal includes an Allowance of $1,000.00 for the cost to repair any unforeseen damage to the wall. This proposal does not include any dry rot repair. If dry rot is encountered it will be repaired as part of the "unforeseen damage" allowance. 2 j. This proposal includes an Allowance of $1,000.00 to repair and paint any damage to the interior wall caused by the repair of the out of plumb framing members and the window replacement. NOTE: Allowance amounts not used to satisfy the specified fees shall be returned to the Owner. C. GUTTER REPAIR a. Remove the existing gutter at the back of the garage. b. Install a diverter flashing at the sidewall. c. Install a new pre-painted gutter to match existing as close as possible. Install properly, as noted in "Scope". Include a leaf guard at the downspout inlet. d. Remove siding as required to install the diverter flashing. e. Re-install existing siding where siding was removed. This proposal provides for up to 1/3 of the siding to be replaced with new siding to allow for some damage to the siding when removing it. f. Paint the new siding to match the existing as close as possible. D. CORNER TRIM REPAIRS — FRONT ENTRY a. Install (3) new aluminum corner trim pieces at the front window and wall, as noted in "Scope". b. Paint the new trim, and siding as required, to match the existing as close as possible. E. GENERAL a. The contractor will be allowed to use the owner's power and water while working on the project. b. The contractor will provide a portable toilet facility for the workers during the project. 3 c. At the completion of the project all construction debris will be removed from the site and the site will be left in a clean and orderly manner. d. This proposal includes an Allowance of $250.00 for the cost to repair any damage to the existing landscaping at the work areas. Project Management Consultants for the Design & Construction Industry June 04, 2013 P3761 Canterbury Woods Unit #14824 — Siding/Gutter Repair Scope of Repair- Draft 1.0 GENERAL CONDITIONS 1.1 The condominium will be occupied during the entire repair process. Care must be taken to minimize the inconvenience to the resident and must include daily cleanup. The unit must have clear, safe entrances and exits at all times, unless previous arrangements are made with owner. 1.2 Contractor to maintain proper notification and coordination of construction activities with the owners' representative. 1.3 All demolished materials are to be placed promptly in designated debris containers supplied by contractor. Include disposal fees in bid price. Please insure any recyclable materials are disposed of accordingly. 1.4 All required building permits and inspections will be obtained, paid for and scheduled by the Contractor. Any permit costs are to be included in bid price. 1.5 All building materials are to be neatly stacked, protected, covered and stored in areas designated for material storage. 1.6 Standard working hours are 8:00 am to 5:00 pm, Monday through Friday. Alternate hours to be discussed with owner and must be in accordance with City and County ordinances. 1.7 Power used on the project to be supplied by the owner. 1.8 Contractor to provide all required scaffolding and material/personnel hoisting. 1.9 The work is to be completed in a high-quality, workmanlike manner, following all OSHA safety guidelines, manufacturers recommendations and jurisdictional requirements. 1.10 Contractor to photo document the work prior to and after completion of repairs within this scope. 1.11 Contractor and subcontractors are to furnish proof of operational and liability insurance of$1,000,000. 1.12 The Repair Proposal is due by July 01, 2013. Please submit bids in electronic format to: Robert Harp at Pinnell Busch, Inc. 6420 SW Macadam Ave. Suite 330; Portland, OR 97239 robert @pinnellbusch.com page 1 of 2 6420 SW Macadam Ave., Suite 330 • Portland, Oregon 97239 Phone 503.293.6280 ♦ www.pinnellbusch.com • Fax 503.293.6284 2.0 Exterior Rear Wall and Window Repair 2 1 Remove metal siding as needed to fully expose out of plumb framing. 2.2 Repair framing as needed to correct misaligned framing at rear wall and adjacent framing under window. 2.3 Remove existing window and replace with a new vinyl window, similar to what is seen on adjacent buildings. 2.4 Once existing window is removed, prepare the rough opening following manufacturers recommendations and any applicable building codes. 2.5 Install new window and properly integrate with the existing cladding system. 2.6 Replace any removed siding/trim and paint to match the existing colors as close as possible. 3.0 Exterior Gutter Repair—Front Entry 3.1 Remove front entry gutter from back of adjacent garage (see images). 3.2 Remove siding/roof tiles as needed to integrate new gutter and side wall diverter flashing with existing cladding. 3.3 Ensure gutter flange tucks under roofing felt and roof tiles. 3.4 Properly slope gutter to drain to existing downspout location. 3.5 Install a leaf guard at downspout inlet to minimize future clogging. 3.6 Re-install any siding/roofing tiles removed for the repair. 3.7 Paint all repair areas to match existing colors as close as possible, from one natural break to the next. 4.0 Entryway Corner Metal Repair 4.1.1 Remove metal corner trim where damaged at front entry. 4.1.2 Repair siding attachment as needed to accommodate re-installation of corner metal. 4.2 Repair corner metal as needed to straighten and realign with wall plane. 4.2.1 Replace any removed siding/trim and paint to match the existing colors as close as possible. 5.0 Allowances 5.1 Provide an allowance to repair any unforeseen damage to wall framing, etc. of$1,000 (any additional repair costs to be submitted by change order). 5.2 Provide an allowance of$250 for final cleaning and repair to any landscaping incurred during the repair. 5.3 Provide an allowance of$500 for any Engineering services or permitting that may be required.
