The same points I made below about the building permit apply to the site permit as well: we cannot issue the building or site permits until: 1. Plans for the sanitary sewer and the Dartmouth road work are submitted (we have not yet seen detailed plans) either as part of a new PFI permit addressing this Building B related work (recommended for clarity) or as additions to the existing PFI2011-00001 which addressed Building A related improvements. 2. But I did find that, in addition to payment of the $110,640.47 due on PDR2010-00002 a new PFI permit or an addition to the existing PFI will be needed to cover the following items before the BUP for Building B can be issued: 1. Sewer line 2. Build Dartmouth lane from 70th to 69`h My understanding is that both of these projects relate specifically to construction of Building B so the cleanest way to handle them is probably to apply for and issue a new PFI specific to Building B. Mike White tells me he has not yet seen the Dartmouth/70`h-69`h plans so it would be wise to expedite getting them over here. I'm attaching 2 statements of payments due on PDR2010-00002 for Red Rock Center. The first, dated 2/20/2013 originally accompanied the email below sent to you on 2/21/2013. The second, dated 3/18/2014 updates the earlier statement and details how TDT Charges and Credits will be applied after the payments due have been paid. The first 2 items, totaling $26,280.52, are for Red Rock's share of the cost of signalizing the intersections at Dartmouth & 72nd and Dartmouth & 68"' per Condition of Approval #60 of PDR2010-00002. The next 3 items, totaling $84,159.95, are agreed upon fees-in-lieu for completion of work required on 72"Ave. per Condition #37 of PDR2010-00002. The work on 72"d must be completed by payment of these fees and the total of$110,440.47 must be paid before any TDT Credits 2 .' can be awarded and then applied to reduce the TDT Charges and before the building permit BUP2014-00061 for Building B can be issued. I've also attached an invoice for PDR2010-00002 for the $110,440.47 plus a $200.00 address fee for Building A. Please arrange to have the total of$110,640.47 paid at your earliest convenience. Fees or other payments due at this time; 2. TDT Credits that will be available after the payments in#1 have been made; and 3. The anticipated offset of those TDT Credits against the TDT charges for Phase II, which leaves a Credit balance available for application to the TDT charges for the next building to be completed. As we have discussed,the first two items on the payments due list are for the signalization of Dartmouth & 72nd and Dartmouth & 68`h. According to our records these fees,totaling $26,280.52, have not been paid. The remaining items on the payments due list are for elements of required construction which have not yet been completed. 3 - Each of these payment items except#5 for the Focal Point reappear in the list of TDT Credits. Naturally, no Credit can be given for them until they have been paid. Please ask the applicant to pay the balance due of$110,440.47 at his earliest convenience so that we can draw up a TDT Credit Voucher that he can apply against the TDT Charges for Phase II.
