General Specifications 1) Comply with all OSHA required safety standards and procedures throughout the project and we will maintain protection of your facility and grounds. 2) We will maintain a clean, watertight, and orderly job site and upon completion remove all debris. 3) Provide Columbia Roofing & Sheet Metals 5 -Year Workmanship Warranty. 4) Provide the Manufactures 20 -Year NDL Warranty. 5) Establish a fall protection plan for this project. In addition to establishing a safe work site, we will maintain protection of the facility and grounds. 60mi1 EPDM Mechanically Attached Systems 1) We will set up all necessary safety and fall protection equipment to meet or exceed Oregon OSHA Safety Standards. 2) We will have a certified engineer inspect and provide us with written documentation stating that the existing roof system can withstand the additional weight of the new roof system. This is a requirement from the city and documentation must be provided prior to installing the new roof system. 3) We will purchase and obtain all necessary reroof permits with the city prior to starting the roofing work. 4) We will replace any damaged or dry rotted sheathing on a time and materials basis of $84.00 per hour plus materials marked up 17% for overhead and burden. Any change orders will be added to the total lump sum of the base bid price. 5) Between all drain locations we will furnish and install tapered EPS crickets to direct the water towards the drains. 6) We will furnish and install new tapered insulation over the entire roof area to achieve a 1/4" per foot slope. 1 7) We will furnish and install 2 layers of FR -50 Fire Retardant slip sheet over the wood substrate and mechanically attach to the substrate as per the manufactures specifications. 8) We will furnish and install a '/2" fan fold EPS insulation board over the existing roof system and mechanically attach as per the manufactures specifications. This will maintain the Class "A" Fire rating for the new roof assembly. 9) Over the Fan Fold, we will furnish and install a new Firestone 60mil reinforced EPDM roof membrane and mechanically attach to the substrate as per the manufactures specifications. 10) All field and base flashing seams will be cleaned, primed and taped together using a 3" quick seam splice tape as per the manufactures specifications. 1 1) We will furnish and install new EPDM base flashings around all curb penetrations as per the manufactures specifications. 12) We will furnish and install new EPDM base flashings around the roof hatch as per the manufactures specifications. 13) We will furnish and install a 1 1/2" - 2'/2" closed cell backer rod under the metal flashing flange of the roof hatch to hold the EPDM membrane in place as per the manufactures specifications. 14) We will furnish and install pre- manufactured pressure sensitive inside /outside EPDM corner flashings at curb penetrations, thru wall scupper drains, pitch pans & wall flashings as per the manufactures specifications. 15) We will furnish and install new pre- manufactured pressure sensitive pipe boots on all pipes up to 6" in diameter complete with a new stainless steel clamps and sealant. 16) All pipes larger than 6" in diameter will be field wrapped with unreinforced EPDM membrane as per the manufactures specifications. 17) We will furnish and install EPDM pressure sensitive patches at all T- Joints in the field membrane as per the manufactures specifications. 18) At all gas and electrical lines, we will furnish and install pre- manufactured pressure sensitive EPDM pitch pans as per the manufactures specifications. 19) We will furnish and install pre- manufactured pressure sensitive EPDM pitch pans around the line sets off the condensing units as per the manufactures specifications. 20) We will furnish and install a 2 part poly- urethane rubberized pitch pan sealant in each pitch pan as per the manufactures specifications. 21) We will furnish and install new EPDM base flashings at all parapet walls that will extend up the wall a minimum of 8" as per the manufactures specifications. 22) We will furnish and install a metal anchor bar to the top of the flashing and mechanically attach every 12" on center as per the manufactures specifications. 23) We will furnish and install new pressure treated wood blocking complete with EPDM slip pads at all electrical and gas lines. We will install new clamps to secure the lines to the new wood blocking. 24) We will furnish and install a' /2" wood nailer strip along the gutter edge and mechanically attach to the substrate. 25) We will fabricate a clip metal to install along the face of the gutter and mechanically attach. 26) We will fabricate and install new drip metal that will hook into the clip along the gutter and mechanically attach every 12" on center to the wood substrate. We will leave a ' /a" gap between the joints in the metal flashing. We will install a 2 pressure sensitive EPDM cover strip over each metal joint. We will furnish new pressure sensitive cover tape over the metal to insure a watertight seal, 27) We will fabricate and install new pre - painted 26guage slip flashing along the front parapet wall. This flashings will counter over the new EPDM membrane flashings and be mechanically attached 12" on center as per the manufactures specifications. 28) We will fabricate and install a new metal counter flashing to install into the existing saw cut riglet along both block walls. 29) Upon completion of the above work, we will remove all tools and debris and leave the site in a clean and orderly condition, Total investment price for the specifications listed above: $87,756.00 Exclusions Columbia Construction Inc. will not assume liability for any interior damage or clean up caused by falling dust or debris during normal working conditions. These prices are subject to change should this contract not be accepted within 30 days of this proposal. Payment terms are due upon completion unless otherwise stated.
