FOUNDATION EXCAVATION REVIEW
LOT 13—BRITTANY MEADOWS

GeoPacific Engineering Inc. visited the site today to review the single family home foundation layout on Lot 13.
We understand that the proposed building is a two-story home. In our opinion, the observed subgrade is
generally adequate for support to an allowable bearing pressure of 1,500 psf. The expected maximum
anticipated total and differential footing movements (generally from soil expansion and/or settlement) are 1
inch and A inch, respectively, over a span of 20 feet.
At the time of our site visit, the excavation was complete. The rear half of the excavation consisted of
predominantly medium dense silt fill soil that could be probed about 1 to 4 inches with medium to heavy
pressure using a steel"T" bar probe and the front half exposed stiff fill. Some loose soil was present in
localized areas, this should be removed from beneath footings. Once removed, the subgrade is considered
adequate to support the planned foundation loads. Footing-to-slope setbacks are not an issue and foundation
embedment depths appeared adequate. Some structural backfilling of the interior of the foundation may be
necessary to laterally support footing elements near steep cut banks. On Lot 12, near the entry, much more
concrete needs to be placed to support the near vertical cut downslope of the entry.
Due to relatively sandy soils encountered throughout the site, erosion is the biggest concern. Foundations
should also incorporate appropriate drainage measures in accordance with the International Residential Code.
Adequate drainage is not something that geotechnical consultants can verify;the purpose of our visit is for
observations of foundation bearing conditions only. Some structural backfill is required to support the bank
above the daylight basement retaining wall.
Our work scope pertains to a geotechnical engineer's foundation excavation review only and the conditions
existing and exposed at the time of our site visit. Within the limitations of scope, schedule and budget,
