Please excuse me if x did not. Find enclosed two plot plan layouts of the property at 13 660 S. W. Highway 99W. This is a revised plan of the one that was previously approved. The changes made were at the suggestion of the mortgage company that is the correspondent for the final mortgage holder. When we made the submission, we were not sure of :t/s acceptance by the mortgage company and until we had received some confirmation as to whether or not this lay -out was acceptable we did not want to submit to the planning department of Tigard. Sometimes it is difficult to know which way to go first- on these plot plans that are approved in a specific manner. We have had three other projects with the same problem; two in Eugene and one in Beaverton. Two of them had to go through Rnother meeting and one was approved at staff level. l would like to suggest that some guide lines be set up if possible for staff approval of this type of projects to avoid the delays of meetings. We have appreciated the cooperation of the staff and the planning comm- ission and this suggestion is in no way intended to register undue com- plaint. In this case the time delay is not hurting us because the depart- ment is cooperating nicely with us. There are now six buildings proposed instead of four which greatly reduces the amount of landscaped recreational open space originally shown. Originally the four buildings were shown as two 2 -story and two 3 -story buildings (the latter Are labeled as 21 story, but have mansard roofs actually making them 3 -story buildings) which gives a much more dense and bulky character to the development than that of the original proposal. The required condition which eliminates parking in the front 40' setback, and that which encloses the lot with a sight obscuring hedge are shown as met in the new plan. previously, the back part of the lot, which adjoins residential properties, was developed as an open space recreational area, now it is shown developed with a 5 unit 2- story building, a parking area and a very small open area.
