Bonita Road, approximately 600 feet east of S.W. 72nd Avenue. 0 Surrourlding.-1,211.1115.....n.d_LID.4 Use The area surrounding the subject site is ?oned M-4, Industrial Park, M-3, Light Industrial and M-9, General Industrial. A variety of industrial uses and non-conforming single family homes are located in the vicinity of the subject property. Staff Findinv and Recommendation The staff finds that: 1) The subject propety is designated for "general industrial" develcpment within the Tigard Community Plan. 3) S.W. Bonita Road, which is designated as n collector street within the Community Plan, is presently a sub-standard faciliy. 3) Section 180-2 - e* li-ts machine shops and welding shops as condtional uses within the M-4 zone. • 4) The proposed use would be compatible with surrounding •• J 4Va land uses, with the exception of non -confroming residences. • Based on the above findings, it is recommended that the request be approved with the following conditioner 1) That the property owner (s) will support the formation of a local improvement district to bring Bonita Rd. up to City collector street standards. 2) That in the event a local improvement district is not formed, the property owner (s) shall enter into a contract with the City prior to occupancy. Said contract shall guarantee that the present or any future property owner (s) will pay for his (their) share of the Bonita Road improvement costs upon the request of the City. Costs and engineering specifications shall be provided by the �'.
