This letter is in reference to your request to determine the structural adequacy of widening
the existing third car garage at the above listed site. The information in this letter was
determined by a limited structural observation by Geoffrey D. Wright, PE, on June 12, 2005.
No structural plans were available for review, thus all assumptions are based on the age of
the residence, as well as typical construction practices at the time of construction. Also,
minor sheetrock removal was performed to verify existing construction.
Based on the limited structural observation, it was observed that the garage header
extended the entire width of the garage front, as opposed to being supported on cripple
studs adjacent to the sides of the garage door. This assumption is consistent with
residential framing methods at the time of construction. Also, no holdowns were observed
at the ends of the piers. This observation is consistent with residential structural
engineering where the piers were not assumed to resist lateral forces.
With the above assumptions and observations, it is our opinion that the existing 8-foot
garage door may be widened by 1 -ft maximum. This additional width may be accomplished
by expanding the garage door opening to either side, for a total of 1 -foot maximum. With
this assumption, the existing header is required to bear on a minimum of (1) 2x6 cripple
stud at each end of the header.
All above listed assumptions must be completely verified before beginning construction. If
existing conditions differ from the above listed assumptions, a structural engineer is to be
consulted to review the existing conditions, and the feasibility of the garage door opening
modification.
