SITE PLAN REVIEW: • The applicant is proposing to build an ,office warehouse on Lot . 11 in Varns Park. The site is heavily wooded with large growth . fir and oak . The proposal has complied with the planned de- velopment plait and program and has left over 40 percent of the lot in its natural state. No landscape plan, for site has been required at this time because of the heavy vegetation. S. W. 72nd Avenue and the , major access drive to the subdivision. I understand that you would like toj' 4 see these buildings constructed of wood and have the majority of their roof 1 surface sloped and constructed of wood shingles, wood shakes,' earthtone , architectural metal, CorTen metal, or earthtone ceramic'' tile. We also discussed that you would like to see similar office structures con- structed on Lots 14 and 15. . �� /� We discussed, and I believe agreed, that the balance of the lots (3 through 11) could be developed for industrial uses in concert with those industrial uses described in city of Tigard. W. Varns Road and pedestrian and passenger vehicle • access off the interior loop road, with the offices facing the loop road. r ' In line with, these discussions and agreements we are proposing to Toledo Scale ;. Company that they accept one of the other lots, probably Lot 10 or 11, for the construction of their office and service center. The building which we will propose for construction will be almost identical to that which is pic`t ed in the enclosed photograph. We, also discussed that Lot 7 will probably be developed as an office building and that Lot 3 will probably involve the construction of a 10,0000 printing plant. I have discussed our conversation with Mr. Robert Yletcher, one of the three developers of the property, and he is in concurrence with the above ideas. By the way, both M . Fletcher and t fully support the proposed development of an office building immediately to the south of the 72nd Business Center at Thti the corner of Sandberg Road and S.
