Ft. Stories: 3 The plan review was performed under the 2005 Oregon Residential Specialty Code. The review of the submitted plans will be completed when the following information is provided. 1. The first level doesn't show the required smoke detector in the heated space required by R313.1 #3. Revise and submit two copies of sheets A2 -2, A -4, A -5, and A -6 to show this smoke detector. 2. This first level has heated space on slab. Provide two copies of the details showing how slab edge insulation will be provided here, Per N1104.1 (1). 3. The master bedroom doesn't show the required smoke detector required by R313.1 #1. Revise and submit two copies of sheets A2 -3, A -4, A -5, and A -6 to show this smoke detector. 4. The master bathroom tub area doesn't show the bath fan required by R303.3.1. 5. Provide a detail of how the second floor bath fan will vent to the exterior without compromising the structural integrity of the third floor beams, or vent through the roof ceiling in the four feet in which penetrations are restricted. 6. Sheet A2 -1 specifies modified 2 hour dwelling unit separation. Detail 3/S -12, note #2 and 4/S -13, note #2 specify the contractor can substitute fire rated plywood for one layer of the 5/8" type "x" gypsum at shearwalls. This does not meet the modified two hour assembly from Appendix 0. Provide two copies of sheet S -6 with this note deleted, or provide listing information to show which listed assembly this note meets the criteria for. 7. The connection of the drag truss to both walls should be designed. Provide two copies of the designed connection of the drag truss to both walls it rests on. 8. Provide a detail showing how the plumbing, electrical, and mechanical will meet the requirements of membrane penetrations in a modified two hour wall in accordance with A0103.7.3.6 and R317.3. 9. Sheet A -7 calls out energy path 1, the details and summary on the cover sheet show and call for Path 8. Please provide two copies of a revised sheet A -7. 10. Detail 13/S -6 specifies a "4' rated roof assembly with no penetrations." This does not meet the criteria of Figure AO103.7.3.9(c). Show the gypsum under structural plywood, or the fire resistive plywood being used at the cricket and the roof covering under, within 4' of the property line. 11. Sheet A2 -2 and the elevations on A2 -8 show 84 square foot decks. Sheet S -5 shows 120 square foot decks. Please revise two copies of the plan sheets affected by the changes and submit as a revision. 12. Show how the rated crickets will vent to the exterior per R806.1 and R806.2. 13. Provide two copies of revised plan sheets with adequate combustion air opening information. 14. When responding, provide an itemized letter stating in what way each issue has been addressed in the revision. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking and processing the documents.
