Ft. Stories: 2 Name: Grace Community Church Sprinkled: Yes The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2007 edition; 2007 Oregon Fire Code. Please provide the following conditions prior to issuance of the permit. 1) Show accessible access for the stage and the baptistery. 2) Fifty percent of required exits on lower floor shall be accessible. OSSC 1108.1.1.2 3) Provide 18" on pull side and 12 "on push side, on the strike side of all doors. OSSC ADAAG 24b 4) Counters at sink locations shall be constructed as per OSSC 1109.11.3. 5) Show accessible exiting to street from existing building. OSSC 1107.1 6) Handicapped parking spaces shall be provided as per OSSC 1104 with the required number of "wheelchair only spaces ". (8 total) 7) Show framing members and clearances for mechanical shaft for Type 1 Hood. OSMC 506.3 8) Fire Wall Parapet shall have a noncombustible surface on the upper most 18 ". This plan review is as complete as possible with the preliminary plans. When responding, provide an itemized letter stating in what way each numbered issue has been addressed in the revision. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking and processing the documents. Show accessible access for the stage and the baptistery. See A3.1 for plan revision to west wall of sanctuary. We increased the dimension behind the baptistery by one foot and added a ramp with a slope of 1:12. The ramp accesses the platform level on the first landing and through a door. The ramp continues up to the baptistery level and accesses the edge of the baptistery. 2. Fifty percent of required exits on lower floor shall be accessible. OSSC 1108.1.1.2 Fifty percent of the required exits will use the ramp at the north end of the courtyard. See A3.2 3. Provide 18" on pull side and 12 "on push side, on the strike side of all doors. OSSC ADAAG 24b. The doors with adjacent walls that had less than 18" on the pull side and 12" on the push side have been revised. They now have the required wall space adjacent to both sides of their door handle hardware. See A3.1, doors 213, 224, 226, A3.7 doors 235, 236, and the accessible rest room stall doors, and A3.9 accessible rest room stall doors. 4. Counters at sink locations shall be constructed as per OSSC 1109.11.3. The height, knee clearance, and counter surfaces of the following sink locations have been revised per 1109.11.3: See A3.1, 4/A 3.10, 6/A3.10, 1A3.6, 2A3.6 and 2A3.8. 5. Show accessible exiting to street from existing building. OSSC 1107.1 A sign showing the International Symbol of Accessibility at the accessible exit into the new building through the area separation wall was added. We added the existing door from the existing sanctuary to our drawings at the southeastern exterior wall. We also added an egress sidewalk ten feet away from the building parallel to SW 110th, which connects to the corner of Gaarde St. and SW 110 See A0.2, A0.4, A1.1, A1.2 6. Handicapped parking spaces shall be provided as per OSSC 1104 with the required number of "wheelchair only spaces ". (8 total) During our meeting on 9- 30 -08, it was determined that we currently have enough accessible parking spaces (6) and that we do not need to add any more as suggested in your plan review. We added a sign that identifies one space to be "vans only ". See note on A3.2. 7. Show framing members and clearances for mechanical shaft for Type 1 Hood. OSMC 506.3 During our meeting on 9- 30 -08, it was determined that if we wrap the duct at the kitchen exhaust shaft with non combustible fire wrap, we will meet the requirements for OSMC 506.3. See note on A3.1. 8. Fire Wall Parapet shall have a noncombustible surface on the upper most 18 ". OSSC 704.11.1 Fire Wall shall continue for 18" past exterior wall or lay back for 4' at north side of Fire Wall termination at exterior court. OSSC 705.5 The parapet has a metal flashing and cap that extend over the top 18" of the parapet. See 4A/5.2. The Fire Wall has been revised to extend 18" past the existing building and become part of the partition that separates kidland, room 202, from the exterior court. See A0.2 9. Please provide all missing cut sections and elevations on plans. Provide missing pages A9.2, A9.6, A9.5, A3.3. A9.3 etc. The following cut sections and elevations have been added to our set: A3.3 Enlarged Stairs, Sections and Details, A9.2 Sanctuary Interior Elevations, A9.3 Sanctuary Interior Elevations, and A9.4 Interior Elevations. Sheets A9.6 and A9.5 were not used. 10. Provide complete code summary showing compliance with OSSC 1025.2 &3, size of required exits and provided exits, width of aisles required and provided and occupant loading for individual spaces in new and existing buildings. See A0.3 safety summary for a code summary for exits and aisles. As discussed in an email, the building occupancy will remain A3. Per paragraph 308.5, places of worship are not included in Occupancy Group 1-4 day care facilities. The A3 occupant load for the church is shown in the safety summary on A.03. 11. Provide Planning Department approval. Our Minor Modification application to the City of Tigard is complete and has been approved. It is included in this submittal. 12. Provide Engineering Department approval. The revised structural drawings are included in this submittal. 13. Horizontal exits shall provide a max of 50% of exits required from a space. The diagonal distance served by the two exits and the distance between them are also shown. An egress sidewalk that is ten feet away from the building, that is parallel to 110th and extends to the corner of Gaarde and 110 has been added. 14. Please show size of elevator shaft vent and whether or not there is a damper installed on it. OSSC 3004.3 Per 3004.1 Vents required. Exceptions: 1. In occupancies of other than Groups R -1, R -2, I -1, 1 -2 and similar occupancies with overnight sleeping quarters, venting of hoistways is not required where the building is equipped throughout with an approved automatic sprinkler system. . . o •:1. 15. Provide: State of Oregon Compliance Forms for Energy, HVAC and Energy found on the State of Oregon Web Site. The Mechanical Engineers have provided the envelope code forms for the State of Oregon. They are submitted with this response. The HVAC and Lighting code forms will be filled out by the respective contractors when they bid the job. 16. Provide Statement of Special Inspection as per OSSC 1704.1.1. The structural engineers will. provide the Statement of Special Inspection. 17. With exiting as shown on plans exit path comes to close to existing building and • would have to comply with OSSC 1024.5. See A0.3 for revised column sizes at the lower level courtyard. The clear dimension from the face of the columns to the exterior wall of the building is now ten feet. The.exit sidewalk in the courtyard between the existing buildings will be widened so that' it is at least ten feet from the adjacent buildings. 18. Show all glass on door and window schedule. In the 2007 OSSC Use and Occupancy Classification, paragraph 308.5, Group 1 -4 day care facilities, the last sentence states that" Places of worship during religious functions are not included." I am writing to confirm our telephone conversation in which we both agreed that, based on that sentence, the church will remain under the A3 Occupancy group and I do not have to show occupant loads for group 1 -4 occupancy. • Thanks for your help, Susan Corbett • • • • • • z .
