Rd Occupant Load: 18 Area: 606 Sq Ft Stories: 1 The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004 edition; and the 2003 International Fire Code as amended by TVF &R. The submitted plans are approved subject to the following conditions. 1. Horizontal sliding or vertical security grilles shall be openable from the inside without the use of a key or special knowledge or effort during periods that the space is occupied. The grilles shall remain secured in the fill-open position during the period of occupancy by the general public. 1008.1.3.5 OSSC 2. Locks and latches shall be permitted to prevent operation of doors where any of the following exists: In buildings in occupancy Group A having an occupant load of 300 or less, Groups B, F, M and S, and in churches, the main exterior door or doors are permitted to be equipped with key - operated locking devices from the egress side provided: 1. The locking device is readily distinguishable as locked, 2. A readily visible durable sign is posted on the egress side on or adjacent to the door stating: THIS DOOR 0 REMAIN UNLOCKED WHENBUILDING IS OCCUPIED. The sign shall be in letters 1 inch (25 mm) high on a contrasting Background. 1008.1.8.3 OSSC 3. Egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort. 1008.1.8 OSSC 4. The means of egress shall be provided with illumination of not less than 1 foot candle at the floor level anytime the building is occupied. The means of egress illumination shall be provided with a second source of power in case of primary power loss. 1006.2 OSSC 6. Metal suspension systems for acoustical and lay -in panel ceilings shall conform with ASTM C 635 listed in Chapter 35 and Section 9.6.2.6 of ASCE 7 for installation in high seismic areas. 2506.2.1 OSSC 7. American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the structure. The City of Tigard reviews the plans and inspects the structure only for compliance with Chapter 11 of the OSSC which may not include all of the requirements of the ADA. 9. Live Loads Posted: Where the live loads for which each floor or portion thereof of a commercial or industrial building is or has been designed to exceed 50 psf., such design live loads shall be conspicuously posted by the owner in that part of each story in which they apply, using durable signs. It shall be unlawful to remove or deface such notices. OSSC 1603.3 Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.3.1 OSSC Certificate of Occupancy: No building or structure shall be used or occupied until the Building Official has issued a certificate of occupancy 110.1 OSSC Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking and processing the documents. ANY deviations from the criteria or the final approved construction documents and notes must have the Tenant Coordinator's specific written approval. • Do not attach anything to the underside of the roof deck. All loads and bracing must be adequately supported from the ground or from the primary roof structure. Note: all storefront construction must be supported from the ground only. • The Tenant is required to remove all roof - mounted equipment and roof penetrations that will not be utilized by the tenant's build -out of the space. These shall be removed down to the roof deck and repaired by the mall's required roofer. All roofing repairs shall comply with the mall's roofing criteria. Note on cover sheet for your contractor to be aware of the Landlord's roofing requirements. Many contractors ignore this and incur additional expenses and penalties. • The tenant is responsible to provide a letter of verification by a structural Engineer, licensed in the state the mall is located, that the existing roof structure will adequately support all "existing to remain" and proposed tenant construction and equipment, including HVAC units, suspended framing, suspended transformers, etc. The contractor must keep a copy of the Landlord - approved Final Plans on site at all times. A copy of the building permit, certificates of insurance, security deposit, etc. are required to be on file before any work commences. The Macerich Partnership LP, The Macerich Company, Macerich Property Management Company LLC and all owned, managed, controlled or subsidiary companies, corporations, entities, joint ventures, LLC's or partnerships must be named as additional insured.
