Construction documents shall be of sufficient clarity to indicate the location, nature and extent of the work proposed and show in detail that it will conform to the provisions of this code and relevant laws, ordinances, rules and regulations (OSSC 106.1.1). Provide construction information for interior wall design, connections to floor, roof etc., gage of metal studs used and all bracing information with connection details showing walls meet chapter 16 OSSC. The submitted plans are approved subject to the following conditions. 1. The main exterior door or doors are permitted to be equipped with key - operated locking devices from the egress side provided: 1. The locking device is readily distinguishable as locked, 2. A readily visible durable sign is posted on the egress side on or adjacent to the door stating. THIS DOOR TO UNLOCKED WHEN BUILDING IS OCCUPIED. The sign shall be in letters 1 inch (25 mm) high on a contrasting background. Sec. 1008.1.8.3 2. All exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. Sec. 1008.1.8 3. Exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of egress travel. Access to exits shall be marked by readily visible exit signs in cases where the exit or the path of egress travel is not immediately visible to the occupants. Sec. 1011.1 4. Exit signs shall be illuminated at all times and shall be provided with a second source of power that will provide 1 1/2 hours of illumination in case of primary power loss. Sec. 1006.3 FYI Additional exit signs may be required by the city field inspector to clearly indicate the path of egress. 5. The means of egress shall be provided with illumination of not less than 1 foot candle at the floor level anytime the building is occupied. The means of egress illumination shall be provided with a second source of power in case of primary power loss. Sec. 1006.2 6. Provide 2 -A rated fire extinguisher in new store and storage area. The extinguisher shall be located so that no usable space has a distance greater than 75 feet to the extinguisher. Counters in accessible checkout aisles shall be not more than 38 inches (965 mm) high and the top of the raised edge of the counter shall not exceed 40 inches (1016 mm) in height above the finished floor. Accessible checkout aisles shall be identified by the international symbol of access. Sec. 1109.19, 1109.23.3 8. Doors to unisex toilet rooms shall be securable from within the room and be provided with a privacy lock and an "occupied" indicator. 1109.10.12.4 OSSC 10. Safety glazing including but not limited to the following locations: Each unit of glazing shall be permanently identified by the manufacturer. Sec. 2406. Some of these locations are as follows: a. Glazing in ingress and means of egress doors. b. Glazing in an individual fixed or operable panel adjacent to a door where the nearest vertical edge is within a 24" arc of the door in a closed position and whose bottom edge is less than 60" above the floor or walking surface except when there is an intervening wall or other permanent barrier between the door and the glazing. c. Glazing in swinging doors except jalousies (see Section 2406.3.1). d. Glazing in unframed swinging doors. 11. American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the structure. The City of Tigard reviews the plans and inspects the structure only for compliance with Chapter 11 of the OSSC, which may not include all of the requirements of the ADA. NOT PART OF THIS REVIEW: * Electrical * Fire Sprinklers or Alarms * Mechanical System * Plumbing Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.3.1 OSSC Certificate of Occupancy: No building or structure shall be used or occupied until the Building Official has issued a certificate of occupancy 110.1 OSSC Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property.
