Please submit the following items for completion of the plan review process at your earliest convenience: 1. Since the occupant load for the lounge (room 227) is 61 per Table 33 -A, door 227B to swing in the direction of exit travel (section 3304(b)). 2. Corridors serving an occupant load of 49 or less shall not be less than 36 inches in width (section 3305(b)). Please see the beginning of the corridor into stock room 260 at door 260B (sheet A9). 3. The children's sales area 258 requires two exits with a maximum of 200 feet travel distance to an exterior exit door, horizontal exit, exit passageway or an enclosed stairway (section 3303(d)). Since escalators cannot be used as required exits, the customer service area 255 would be required to be a one -hour fire -rated corridor to stair 210.. Doors.258D, 252A, 214A, 212A, and 211A to be 20 minute fire -rated assemblies with smoke gaskets (section 3305(g)(h)). A possible solution would be to install a fire -rated door perpendicular to the corridor side of the lounge to eliminate code problems in regards to fire -rated corridors and.opening protection in the customer service room.. In addition, the total occupant load per Table .33 -A for the training room, offices, customer - service area, and gift wrap room is 49, requiring afire -rated corridor. . 4. When two or more exits are required from a room or area, exit signs shall be installed at the required exits from the room or area (section 3314(a)). Doors 246C, 256A, 257B, 227A, and 122A to have a minimum of an 18 inch strike edge wall (section 3109(H)3, figure #25(a), and Table 31 -F). 6. Elevators 117 and 221 to have elevator lobbies per section 3305(j). 7. Since this building is classified as 5N construction, draft stops are required per section 2516(f). On the other hand, if noncombustible construction is present throughout this building, draft stops are not required. Please clarify this issue /concern. 8. Fire dampers complying with the requirements of UBC Standard No. 43 -7 shall be installed and be readily accessible for servicing in the following locations: 1. Duct penetrations through shaft enclosures (ducts penetrate the mechanical shafts without fire dampers). 2. Duct penetrations through protective elements of fire -rated corridor walls (see corridor area of customer service 255, corridor area adjacent to elevator 117, and corridor 233). (section 4306(j) 3 and 5) Please make these corrections on the appropriate pages of the drawings and resubmit 3 copies of each page to the City of Tigard for review. This plan review does not include electrical or plumbing plan reviews.
