Please note that there is an existing system at the school at this time. Finally, the school anticipates that the work will be completed, along with several other alarm upgrades at other schools, under separate contract and contractor prior to the end of 2003. jit k i L e pt John Westfall Project Architect Dull Olson Weekes Architects cc: Cheryl Schneidermann Cornerstone Management, Inc . o 5 0 Z u O O = N C O O , N N O Z • 2 an Q .O 3 O to • ARCHITECTURE + INTERIORS + PLANNING FILE COPY May 29, 2003 Keith Johnson DULL OLSON WEEKES Architects 319 SW Washington Street, # 200 Portland, OR 97204 RE: FOWLER MIDDLE SCHOOL, COVERED PLAY STRUCTURE Project Information Building Permit: BUP2003 -00186 Construction Type: VN Tenant Name: Tigard - Tualatin School District Occupancy Type: E -1 Address: 10865 SW Walnut Occupant Load: 200 Area: 136,000 Sq Ft Stories: 1 Sprinkled: YES Alarms: Manual Mechanical Permit: MEC The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 1998 edition; the State of Oregon Mechanical Specialty Code (OMSC) 2002 edition; the State of Oregon Electrical Specialty Code (OESC) 2002 edition; and the Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999 edition. We have an existing total building square '" footage of approximately 136 000 S.F. with construction types varying throughout .;i = l ' g PP Y YP g hout the g " building. The Architects have separated the east end of the building from the rest of .: s , tr.,. the building with what can be considered as a 2 -Hr. Area Separation Wall. The / B • , - :4 '4.- Gymnasium is constructed with an 8" concrete wall with a parapet ranging from 14' ,; 414higher than the adjacent roof Each and every penetration is protected by a "3- hour" z i , ti door. The doors leading to the Gym area, down the main Corridor have been fitted :' ' with electrical hold opens, tied into the building's fire alarm system. The second level '''x• ' . 0, °' over the Lockers adjacent to the Gymnasium is a Mechanical/Upper Gymnasium t f :. {" space separated from the Locker Rooms below by a concrete floor system. Due to the ; : 4 exposed timber roof framing in the Gymnasium however, we will assume the "worst xE ,;, ', case" scenario with the Construction type there falling under the Type 5N category. North of the Gym, the Architects called for a "2 hour" wall (double layer gyp. over = .. ` studs) between the "Food Lab" and the main Corridor. To the south the wall between : - - }4 "Storage /Storage Receiving" and "Choral" is 8" concrete, with the underside of deck : . , _i having "sprayed on fire - proofing." Again, these walls have parapets extending above ! F• the adjacent roof areas approximately 5'. i O. _ - : o 1"i With this information, I think it would be fair to propose that the east portion of the ", — c ' to ,:1 "Building" '2 s. building be considered a separate Building for sake of Allowable Building Area - calculations. This "area", including the Gym is 41,250 S.F. The second level over the Lockers is an additional 9,843 S.F., for a total of 51,093 S.F. Allowable area for -,rya" , - m w, y g r Type 5N construction (if worst case is assumed) is 9,100 S.F. We have a fully _ x ' x _, sprinklered building which allows us to triple our area to 27,300 S.F. Lastly we have R full separation on 3 sides allowing us to double the area to 54,600 S.F. 4 =. r r i ry'.f y F.LSy f zi G U .. X5 ''6 r ..- 7 uq. j j 554 \ kiY +'`• u 7 9 ARCHITECTURE • INTERIORS • PLANNING • . Our "addition" consists of 3,160 S.F. This plus the existing square footage of 51,093 S.F. equals 54,253 S.F., just under the 54,600 S.F. allowable. If we consider the Gymnasium as a "separate" building as discussed above, we can reduce the existing square footage further by 13,060 S.F. to 41,193 S.F., well below the allowable square footage. Please note that we have also extended the fire suppression system to include the new covered play area. Please see the attached sketch. Item No. 2: Fastener spacing is called out in Section 06112 3.04 "Minimum Fastening Schedule" Item Nos. 3 & 4: See attached sketch from SJO Civil Engineers dated 5/19/03. I hope this answers all questions to your satisfaction. Please call if I can help further.
