Seismic detail for full height non - bearing walls provided as requested and required. 2. The existing suspended acoustic ceiling system will remain in place. Per our phone conversation, bracing of the existing ceiling grid frame will not be required as long as we are only replacing existing acoustic.tiles (,no limit on how much is retained or replaced ). Therefore the requirements as set forth in item 2 of your checklist will not be required. The plans are noted to indicate that the existing ceiling grid is to remain. Attached are 81/2 x 11 copies of the submittal revisions as noted herein for your review and approval. We would like to attach these to the original permit documents to complete the permit process and will be glad to submit full size drawings when approved for issuance. Please call me directly if you have any questions or concerns. The following comments are noted: I ACCESSIBILITY 1 Under the provisions of OSSC, Section 1113 and ORS 447.241, the 25% rule in choosing accessible elements requires parking as the first element of compliance. Your vicinity site plan indicates the absence of an accessible aisle and no mention of required signage. Provide details. OSSC, Section 1113 and OSSC, Section 1104. . The rear exits from both the 1 and 2 floor must connect to the accessible route. Provide details. OSSC, Section 1104.4.5. The landing requirement at Stair #2 as well as the door at 102 come under the provisions of OSSC, Section 1113, Item (c). See Fire Life Safety requirement. . Handrails will be required on both sides of both stairwells complying with OSSC, Section 1109.8.6. Provide details. OSSC, Section 1113.1.2.1. . Provide one (1) unisex accessible bathroom. OSSC, Section 1113(d). Door #204 entering Hall 219 shall have 18 inches of clearance on the latch side. Provide details. OSSC, ADAAG Figure 25(a). I FIRE AND LIFE SAFETY 1. Exit stair #2 — Question is where is the landing? 2. Exit Stair #2 — The position of the doors at the bottom obstruct the required landing at doors. Provide details. OSSC, Section 1003.3.1.7 and OSSC, Section 1113. I EXIT LIGHTING I 1. Path of travel egress and exit identification signage shall be required as follows: A. An exit sign at Stair #2, 2 floor. Provide detail OSSC, Section 1003.2.8. (STRUCTURAL 1. Provide a seismic detail on how you will support your full height non - bearing walls. OSSC, Section 1626.2. 2. Suspended acoustical ceiling systems shall comply with the following: A. Be anchored to resist lateral seismic forces [OSSC, Section 1632 and Table 16 -0]. Provide suspension wires not smaller than No. 12 gauge spaced at 4" 0 /C, perimeter wires on terminal ends of cross and main runners at a maximum of 8" from each wall, four No. 12 gauge wires splayed 90 degrees from each other at an angle not exceeding 45 degrees from the plane of the ceiling with a strut centered and extending to the structural members supporting the floor or roof above and spaced 12" on center in both directions starting 6' from each wall, and B. All lighting fixtures weighing less than 56 lbs, shall be positively attached to the suspended ceiling system [UBC Std., Section 25.213], and C. #12 gauge wires shall be attached to the grid members within 3" of each corner of the fixtures, and D. Lighting fixtures shall have two No. 12 slack wires connected from the fixture to the structure above, and E. Ceiling- mounted air terminals or services weighing less than 20 lbs. shall be positively attached to ceiling runners. i. Provide details in the revised plans. F. T -Bar ceilings shall not be used to support partition walls. Please submit two copies of revised submittal documents and a letter indicating your response to the above comments for review.
