The submitted plans are approved subject to the following conditions. 1 Special inspection and structural observations are required for concrete, embed plates, bolts in concrete, masonry, soils, adhesive and expansion anchor installation, (as items listed on sheet A0.1 and Miller Consulting Engineers approved review letter). The special inspection agency of record shall furnish inspection reports to the Engineer of Record, CR Engineering, the General Contractor, and the City of Tigard, Building Division, attention Hap Watkins. All discrepancies shall be brought to the immediate attention of the general contractor for correction. The special inspector shall submit a final signed report stating whether the work requiring special inspection was, to the best of the inspector's knowledge, in conformance with the approved plans and specifications and the applicable workmanship provisions of the code. FYI The special inspection and /or structural observations does not waive any inspection required by code. 1704, 1705, 1707, 1708, 1709 OSSC 2. Live Loads Posted: The live loads for which each floor has been designed to exceed 50 psf shall be conspicuously posted by the owner in that part of each story in which they apply, using durable metal signs, and it shall be unlawful to remove or deface such notices. The main exterior door or doors are permitted to be equipped with key - operated locking devices from the egress side provided: 1. The locking device is readily distinguishable as locked, 2. A readily visible durable sign is posted on the egress side on or adjacent to the door stating. THIS DOOR TO REMAIN UNLOCKED WREN BUILDING IS OCCUPIED. The sign shall be in letters 1 inch (25 mm) high on a contrasting background. Sec. 1008.1.8.3 4. All exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. Sec. 1008.1.8 5. Exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of egress travel. Access to exits shall be marked by readily visible exit signs in cases where the exit or the path of egress travel is not immediately visible to the occupants. Sec. 1011.1 6. Exit signs shall be illuminated at all times and shall be provided with a second source of power that will provide 1 1/2 hours of illumination in case of primary power loss. Sec. 1006.3 FYI Additional exit signs may be required by the city field inspector to clearly indicate the path of egress. 7. The means of egress shall be provided with illumination of not less than 1 foot candle at the floor level anytime the building is occupied. The means of egress illumination shall be provided with a second source of power in case of primary power loss. Sec. 1006.2 9. Floor drains shall not be located within the clear floor space at a lavatory, water closet, urinal, or bathtub or shower. Floors shall not slope in excess of 1 unit vertical in 50 units horizontal (2 % slope). Floor drains shall comply with Section 1109.4.5 and be without abrupt changes of level. Exception: Floor drains may be located within a clear floor space at a fixture provided the openings in the drain cover shall not exceed %Z inch (12.7 mm) in any direction and the drain cover shall be no more than 1 /8 inch below the level of the surrounding finished floor surface. 1109.10.1 OSSC 10. Safety glazing including but not limited to: the following locations: Each unit of glazing shall be permanently identified by the manufacturer. Sec. 2406. Some of these locations are as follows: a. Glazing in ingress and means of egress doors. b. Glazing in an individual fixed or operable panel adjacent to a door where the nearest vertical edge is within a 24" arc of the door in a closed position and whose bottom edge is less than 60" above the floor or walking surface except when there is an intervening wall or other permanent barrier between the door and the glazing. The City of Tigard reviews the plans and inspects the structure only for compliance with Chapter 11 of the OSSC, which may not include all of the requirements of the ADA. . Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on _ the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.3.1 OSSC Certificate of Occupancy: No building or structure shall be used or occupied until the Building Official has issued a certificate of occupancy 109.1 OSSC Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. CIT OF TIGgRD BUILDING DIVISION As required by the codes adopted by the City of Tigard and regarding alternate proposals as allowed by TVFR Fire Marshal Jon Dalby, we submit our intention concerning the Nelson Vial office construction to be located at 7000, SW Vams St. In general, we understand the NFPA 72 code's expectations and intent that we install a fire alarm detection system that: - • has proper equipment, components, and devices as determined by a qualified professional per chapter 4 • is subject to inspection, testing, and maintenance during installation and normal use per chapter 10 of • utilizes a supervising station per chapter 8 • fulfills the intent of the code to prevent loss of property, person, and resources Specifically, we will, according to verbal agreement and this written submission, install as required an alarm system in compliance with the National Fire Protection Association code NFPA 72 as found in the National Fire Alarm Code®, 2002 Edition.
