The r osulting parcels OF DECISION WIvAIAMS are in conformity with the MIS 92-0005 PAGE dimensional standards of the zoning district. The proposed lot line ad justme ::t is consistent with these standards. No new lot would be created through the adjustment. A minimum lot size of 7,500 square feet for each detached unit, and 10,000 square feet for duplexes is required by the R -4.5 zoning district. Both parcels will continue to exceed the 50 foot average lot width standard of the zone. All buildings on both parcels will continue to meet or exceed the minimum required ;setbacks of the R -4.5 zone. All cite development improvements applicable to the developed parcels will remain consistent with cods requirements In addition to meeting the above standards, a lot line adjutment must also meet the following criteria applicable to lots created through the minor land partition process (Code Section 18.169.050): A. Lot Width: The minimum width of the building envelope area shall meet the plot requirement of the ?applicable zoning district. B. Lot Area: The lot area shall be as required by the applicable zoning district. In the case of a flag lot, the accessway may not be included in the lot area calculation. C. L)t Frontage: Each lot created through the parti - ion process shall front a public -of -way by at least 15 feet or have a legally recorded minimam 15 foot wide access easement.
