FINDINGS AND CONCLUSIONS: The findings and conclusions on which the decision is based are noted below: Community Development Code Section 18.162.060 contains standards for approval of a lot line adjustment request: 1 An additional parcel is not croated by the lot line . adjustment, and the existing parcel reduced in size by the adjustments is not reduced below the minimum lot size established by the zoning district; 2. By reducing the lot size, the lot or structu.es(s) on the lit will not be in Violation of the site develope tt or zoning district regulations for that district; and NOTICE Of DECISION RENAISSANCE DEVELOPMENT CORP. 3. The resulting parcels are in conformity with the dimensional standards of the zoning district The proposed lot 'line adjustment is consistent with these standards. No new lot would be created through the adjustment. Lot, 10 is in an R-4.5 zone, lot 17 is in the R -7 zone. Lot 18 exceeds the required 7500 square feet for lots zoned R -4.5, and lot 17 exceeds the required 5000 square feet for lots zoned R-7. Both parcels will continue to exceed the 50 foot average lot width standard of the zone. All buildings on both parcels will continue to meet or exceed the minimum required setbacks of the R- 4.51 and R-7 zone. All site development improvements applicable to the developed p -reels will remain consistent with Code requirements. In addition to meeting the above standards, a lot line adjustment must also meet the following criteria applicable to lots created through the minor land partition process (Code Section 18.162.050) Vii. Lot Width: The minimum width of the building envelope area shall meet the lot requirement of the applicable zoning district. B. Lot Area: The lot area shall be as required by the applicable zoning district. Ir the case of a flag! lot, the accessway may not be included in the lot area calculation. C. Lot Frontage: Each lot created t hrough the partition process shall front a public right-of-way by at least :15 feet or have a legal:1y recorded minimum 15 foot wide access easement. D. Setbacks: Setbacks shall be as required by the applicable 'zoning district. B.
