The affected property owners seek to dJust these tax lots a follows: To reduce two parcels from aprroximately 2Z,575 and 21,596 square feet (tax lots 6200 and 6000) to approximately 12,950 and 13,629 square feet and to onlarg two parcels from approximately 7,700 and 7,500 square feet (tcx lots 6100 end 5900) to approximately 12,950 and 12,839 square feet respectively. Agency and NPO Comments The City Engineering Division has reviewed the proposal and has the following comments: The applicant has submitted a map showing the proposed lot line adjustment. The proposed lot line adjustment will result in the elimination of two tax lots the t Ere without access to a right-of-way. A lot line adjustmene survey is required showing the existing and proposed lot lines. Legal descriptions of the parcels •hall be submitted for review and approval by the Engineering Division. The City of Tigard Building Division, Portland General Electric, Tigard Water District, Tualatin Valley Vere District #1, TCI Cableeletee, end General Telephone have all reviewed the preposail and have no oections to it. No other evateente has been received. B. ANALYSIS AND CONCLUSTON Section 18.162.060 of Tieard's Community Development Code contains standards whereby the Director or his designee may approve, approve with conditimes or deny a lot line adjustment request. These criteria are: 1. An additional lot is not created by the lot line adjustment, and the existing parcel reduced in size by the adjuotments JO not reduced below the minimue lot aize established by the approved zoning for that district; 2. By reducing the lot size, the lot or structure(s) on the lot will not be in violation of the site elevelopment or wiling district regulations for that district; In addition to the above criteria, the provisions of the Code Section 18.162.040 shall also apply to lot line adjustments. This section requires that a) the proposal conforms with the City's comprehensive plan, all statutory end ordinance requirements and regulations; NOTICE OF DECISION - JIM HART - Meg '40-0008 • PAGg 2 b) adequate publ:,c facilities are available to serve the propo al; c) all proposed lots conform to th size and dimension 1 ,requirements of this title; and d) all proposed improveAenta meet city and applicable agency standards.
