No earth slides or ,= movement has been noted. The intent of the project i s for development to occur as a P'l anned Resi dent•i al' Development (PUD), to respond and utilize the natural site topography to a maximum. Our site analysis conclusions confirm that the best utilization of this site, while keeping within the character of the surrounding a, ea us much as possible and in keeping with the housing goals of the City of Tigard, would be to place attached single family dwell ;ngs in a "cluster" type development; thereby, placing emphasis on site and structure orientation to achieve the hest views and privacy with the least impact on the unique features of the site. Additional important project development guidelines are: a) To produce 'a development which would be as good or better than that resulting from the traditional lot by lot development. b) To utilize flexibility that will encourage a more creative approach in the development of the, land and will result in a more efficient, aesthetic, and desirable u.se of open area, while substantially " maintainingpopulation density ty ane area coverage permitted in the same is"located the district in which theproject • c) To utilize flexibility in design, placement of buildings, use of open spaces, circulation facilities, site ff-street parking areas, and to best utilize the potentials of the characterized by the special features of the topography and ground i d) To the maximum extr cover. ` possible, the plan and design of the development n will assurethat natural or unique features of the land and environment, will be preserved. e) All lots within the development shall be designed and arranged to have direct access to or frontage on rpen space or recreation area. f) Entrances and exits for automotive vehicles will e designed to encourage smooth traffic flow with controlled turning movements and minimum hazards to pedestrians,, passing traffic, or to traffic c entering and leaving the development l opment: . 4 fii r n r,. ■wrr .3p.NW Pi..Pi..0e4,Ct 4 lTL... i, sf,J3" +,;-.:2,,-1771 12° 0 .., ` PY'r' s , li ti The study area haM a gentle southerly and westerly slope ranging from 8% to 34% with the northern half in predohtin-- r' antl. conifer tree cov W p .. y ver and the soulMhern half in yredt,mzn-- ecidous tree cover and brush.
