The submitted plans have been reviewed and the following information is required prior to completion of the review. Reiterating the phone message left for Robert on August 29, I will still need the following items for the issue with the rockery wall to be fully addressed: 1. A cross section of the proposed relation of the footing to the rockery wall location, clearly stating the sequence of steps necessary to remove the rockery wall, build the foundation, and replace the rockery wall. Included should be the information from the designer of the rockery wall on how much surcharge was being held by the rockery wall. 2. The engineer of the house should review this cross section and information and approve the foundation he designed for the surcharge imposed on the foundation walls. When submitting revisions or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking and processing the documents. Construction documents shall be of sufficient clarity to indicate the location, nature, and extent of the work proposed and show in detail that it will conform to the provisions of the Code - R106.1.1. In order to meet this requirement, the following information is needed: 1. A geotechnical engineer should be consulted with the specific changes to be made to the rockery wall on lot 30, whether a retaining wall or foundation wall built to retain the surcharge, the design should consider the entire load carried by the original design of the rockery wall. 2. A revision containing the new engineered foundation and or retaining wall design and the geotechnical engineer's report that the new design is approved for the lot and that the new design will carry the load imposed by any surcharge. The submitted plans have been partially reviewed and the following information is required prior to completion of the review. 1. The lateral engineering provided by CSA is for an RH Plan 2100 -b -03, which is a garage left plan. The plan submitted is garage right. The construction documents provided need to be for the work proposed. OSSC RI06.1.1. 2. An HTT22 shown on page 1 of the lateral engineering in the back of the house is missing on the plan page S1. 3. The lateral engineering, page 2 shows full wall length STD -7 shear walls, page 3 of the plan shows only 16' 3" on the left, and 13' 4" on the right. 4. There is no lower floor framing on this plan, and there are no pier pads called out on page S1. 5. On page S4 of the plan there is a key note 5 for which there is no information on page S5. 6. Plan page S6 shows shear transferred through solid 2x members. TJIs are used on main and upper floors. 7. The foundation ventilation calculations on page 51 of the plan are for 479 square feet of underfloor area. There is 735 square feet of underfloor space. R408.1 states that there should be an opening with in three feet of each corner of a building, R408.2 gives the requirements for reduction of foundation vents, but this is not reflected with the two foundation vents on page 51.
