Conditional Use Permit approval to the monopole facility a 40 SW Pfaffie
Street (WCTM 1S135DA Tax Lot 1100). The proposed site revision wa a
three (3) paging antennae's to the forthcoming 80 -foot replacement monopole.
The Director has approv d this request based on the finding that the proposed
modification does not exceed the criteria set forth for a Minor Modification as
provided in the Tigard Community Development Code Section 18.130.050- .

This letter is in response to your request to replace the existing 100 -foot tall wood
monopole with an 80 -foot tall galvanized steel monopole, similar to other recently
developed sites.
The Director finds that this modification complies with all applicable approval criteria for
a Modification as contained in Section 18.130.050 (B) (1 -10) and has approved this
request subject to the following Condition of Approval:
1. Prior to the issuance of Building Permits, the applicant shall provide a written
estimate for the removal of the existing 100 -foot tall wood monopole and shall
bond its removal. Staff Contact: Mark Roberts, Planning Division.
In order to avoid any unnecessary permit processing delays, please provide a copy of
this letter and the initialed approval of the work estimate and bond with any application
for Building Permits for this modification.
