T I GARD Bill McMonagle 12555 SW Hall blvd • Tigard, OR 97223 RE: H -Mc OFFICE Project Information Site Permit: S1T2006 -00022 Occupancy Type: B Tenant Name: McMonagle Occupant Load: NA Address: 8740 Scoffins St Stories: 2 Area: 7,500 sq ft • The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004 edition and the Tualatin Valley Fire & Rescue Fire & Life Safety Requirements (TVF&R) based on the 2004 Oregon Fire Code (OFC). The submitted plans are approved subject to the following. 1. Erosion control measures shall be in place prior to excavation or grading. 2. Retaining Walls shall be installed per engineer design and manufactures specifications and installations. 3. Special inspection is required for engineered grading, excavation and filling, and Lock & Load retaining walls. The special inspection agency shall furnish inspection reports to the Engineer of Record, , the General contractor, and the City of Tigard Building Division (attn. Hap Watkins). All discrepancies shall be brought to the attention of the general contractor for correction. The special inspector shall submit a final signed report stating whether the work requiring special inspection was, to the best of the inspector's knowledge, is in conformance with the approved plans and specifications and the applicable workmanship provisions of the code 1701.3 OSSC FIRE DEPARTMENT ACCESS 4. The driveway is considered a fire department access roadway to the point prior to exceeding 10% slope. The driveway shall be capable of supporting a 12,500 pound wheel point load and a gross vehicle weight of 50,000 pounds at that point. ACCESSIBILITY 5. Accessible walkways and routes shall not exceed a running slope of 1 unit vertical in 20 units horizontal (5% slope). Cross slopes shall not exceed 1 unit vertical in 50 units horizontal (2% slope). Accessible parking spaces and access aisles shall be located on a surface with a slope not to exceed 1 unit vertical in 50 units horizontal in all directions. 1104.4.3 OSSC 7. The accessible parking sign is required to be 84 inches to the bottom of the sign. Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.4.2 OSSC Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal.
