A review of revised site drawings, submitted by TRT Engineering, have been reviewed.
The following items require your attention.

pounds, and a gross vehicle weight of 50,000 pounds.
3. Provide Oregon Department of Transportation approval that the access road

4. Subject to approval of Item #3, provide details on plans as follows:
NO PARKING SIGNS: Where fire apparatus roadways are not sufficient width
to accommodate parked vehicles and 20 feet of unobstructed driving surface,
"No parking" signs shall be installed on one or both sides of the roadway and in
turnarounds as needed (UFFC Section 902.2.4). Signs shall read "NO
PARKING - FIRE LANE - TOW AWAY ZONE, ORS 98.810 - 98.812" and shall
be installed with a clear space above ground level of feet. Signs shall be 12
inches wide by 18 inches high and shall have black and red letters and border on
a white background. (UFC Section 901.4.5.(1) (2) & (3).
PAINTED CURBS: Fire apparatus roadway curbs shall be painted yellow and
marked "NO PARKING FIRE LANE" at each 25 feet. Lettering shall have a
stroke of not less than one inch wide by six inches high. (UFC Section
901.4.5.2)
ACCESS AND FIRE FIGHTING WATER SUPPLY DURING CONSTRUCTION:
Approved fire apparatus access roadways and fire fighting water supplies shall
be installed and operational prior to any other construction on the site or
subdivision. (UFC Sec. 8704)
Provide 3 sets of revised civil drawings.

Your written Fire and Life Safety Emergency Plan is unacceptable. It fails to address
the specific evacuation process as stated in the exception.
In reviewing staffing in motel/hotels of similar size, it has been determined that night
crews are no more than two, and in most cases one individual, therefore, areas of
rescue assistance will be required.
Since the occupant load of each floor is less than 200, we will accept the exception in
OSSC, 1107.2.2, for each required exit on all floors.
Please submit three copies of revised submittal documents and a letter indicating your
response to the above comments for review. Please call me at (503) 639 -4171 if you

GRADE: Fire apparatus access roadway grades shall not exceed an average
grade of 10 percent with a maximum grade of 15 percent for lengths of no more
that 200 feet. Intersections and turnarounds shall be level (maximum 5 %) with
the exception of crowning for water run -off. Public streets shall have a maximum
grade of 15 %. (UFC Section 902.2.2.6)
1. When special inspection is required by OSSC, Section 1701, the architect or
- ngineer of record shall prepare an inspection program which shall be submitted
or approval prior to a building permit being issued [OSSC, Section 106.3.5].

The required fire flow of this building is greater than 3,000 gpm, therefore, either area
separation walls (see Fire Prevention Ordinance Sec. 22 or Fire Flow Calculation
Instructions, Pg. 3 Sec. 4) complying with UBC Sec. 505(f) would need to be installed or
one of the automatic sprinkler alternates or central station supervised alarm system (see Fire
Prevention Ordinance Sec. 23E or Fire Flow Calculation Instructions, Pg. 7 Sec. 5(e)). One
may also upgrade the type of construction. The same applications are true if required fire
flow is greater than available fire flow.

Re: Geotechnical Evaluation for the Proposed New 74 -Unit Motel, S.W. Hwy. 991V and
Durham Road, King City, Oregon
The geotechnical evaluation you authorized on June 7, 1996, has been completed. The purpose
of these services was to assist you, the architect and the engineer in designing foundations and
preparing plans and specifications for construction of the new building. The evaluation was
completed in general accordance with our Proposal No. EAAX- 96 -PI83 and our Confirmation
of Authorization for Services to you dated June 6, 1996.
• Summary of Results
Six soil test pit excavations were completed in the proposed building area. The general soil
profile was 2 to 6 feet of fill material underlain by stiff native silt extending to the maximum
explored depth of 81/2 feet. The silt strata is known to extend to depths of several tens of feet.
Groundwater was not observed in the soil test pit explorations.
Summary of Recommendations
Based on the results of our soil test pit excavations, it is our opinion that the proposed building
can he supported on piers founded on the native silt or conventional shallow spread footings
designed for a net maximum allowable bearing pressure up to 2.500 pounds per square foot
when founded on an engineered structural fill placed on the native stiff silt stratum. After the
site has been stripped of topsoil, the concrete floor slab may he placed over the existing fill
material after the subgrade has been proofrolled to confirm its firmness.
