Please submit the following items for completion of the plan review process at your earliest convenience: 1. What is the volume of cut and the volume of fill in cubic yards? 2. Please complete the following forms and return to the Building Division. 3. The maximum slope for the ramp on detail 6/C -3 is 1:8 (section 3307 (c)) . 4. Provide a draft stop above the suspended ceiling. In a non - sprinklered building, the maximum distance between draft stops is 60 feet and the maximum square footage is 3000 square feet (section 2515(f)4B(iii)). 5. Submit truss designs for review. 6. The perimeter insulation shall extend downward from the top of the slab for a minimum distance of 24 inches or downward to the bottom of the slab, then horizontally beneath the slab for a minimum total distance of 24 inches (section 5303(d)4). The possibility to eliminate the perimeter insulation is an option, if the energy compliance forms can justify compliance with Chapter 53 for the entire building. 7. Exit doors from Group A Occupancies having an occupant load of 50 or more shall not be provided with a latch or lock unless it is panic hardware. A key- locking device may be used in place of panic hardware on the main exit only, provided there is a readily visible durable sign adjacent to the doorway stating, "THIS DOOR MUST REMAIN UNLOCKED DURING BUSINESS HOURS" (section 3317(d) and exception 1). 8. The highest operable part of environmental and other controls, dispensers, receptacles and other operable equipment shall be within at least one of the reach ranges specified in Section 3109(b), and not less than 36 inches above the floor. Handles, pulls, latches, locks and other operating devices on doors, windows, cabinets, plumbing fixtures and storage facilities shall have lever or other shape permitting operation by wrist or arm pressure and not requiring tight grasping, pinching or twisting to operate. The force required to activate such equipment shall be not greater than 5 pounds force (section 3109(c)1). 10. Submit a copy of Washington County's Health Department report for review. 11. Cooler /freezer manufactures to be approved by the State of Oregon's Building Code Division. Please submit the manufacturers names and three sets of plans for review. 12. Submit seismic bracing details for the mechanical equipment on the roof which exceed 500 pounds per unit. The following structural concerns are noted: 1. Sheet 3 of the calcs specifies HD8A holdowns for the storefront shear walls with 8' -0" x 5' -6" x 24" footings. Sheet S -2 of the plans does not reflect this specification. 2. Sheet 4 of the calcs does not specify the length of the 5/8" anchor bolts. 3. Sheet 6 of the calcs calls for 3 x 6 girt bracing spanning 4 feet attached to each stud with 1/4" x 4 -1/2" lag screws. Please indicate on the plans. 4. Submit calcs for the mechanical equipment located on the roof. Please make these corrections on the appropriate pages of the drawings and resubmit 3 copies of each page to the City of Tigard for review. This plan review does not include electrical or plumbing plan reviews.
