Resolution No. 92-54 CITY OF TIGARD, OREGON RESOLUTION NO. 92-,L'/— A 2-%'/A RESOLUTION OF THE CITY COUNCIL, CITY OF TIGARD, OREGON, ACCEPTING A MASTER PLAN FOR THE TIGARD TRIANGLE AREA AND DIRECTING STAFF TO INITIATE AMENDMENTS TO THE COMPREHENSIVE PLAN AND DEVELOPMENT CODE. WHEREAS, the Tigard Planning Commission has reviewed several different land use plan alternatives for the Tigard Triangle, WHEREAS, there has been extensive public review throughout the planning process including all Neighborhood Planning Organizations, property owners and residents within the triangle area, t-laa Chamber of Commerce and the Tigard-Tualatin School District, WHEREAS, this master plan establishes a land use pattern that is based on established goals, analysis of existing circumstances and sound planning principals, WHEREAS, the Tigard Planning Commission recommends acceptance of the Triangle Master Plan, WHEREAS, it is in the best interest of the people of Tigard to accept this master plan and begin the process of amending the Comprehensive Pian and Development Codes. THEREFORE, BE IT RESOLVED by the Tigard City Council that: Section 1: The City of Tigard hereby accepts the Tigard Triangle Master Plan as shown in exhibit "A". Section 2: The City of Tigard hereby directs staff to initiate amendments to the Comprehensive Plan and Development Code consistent with the Master Plan. The emphasis on trees not only creates visual appeal, but also creates a pleasant walking environment • Commercial developments will have sate and landscaped pedestrian access. • Mwdmurn building set backs will be established to encourage a sate walking and urban environment. Each development will have a maximum number of parking spaces as well as a minimum. Residential areas will require a minimum density rather than maximum to insure an amount and density of built housing. • At least five acres of park will be in the Triangle either as a traditional park or a linear walking park. Natural areas, particularly trees,will be protected as much as possible. Design standards along 99W will be improved. laludesign October 12,1992
