AN ORDINANCE ADOPTING FINDINGS AND CONCLUSIONS TO APPROVE A ZONE CHANGE AND
DECLARING AN EFFECTIVE DATE(ZCA 96-0001).

WHEREAS, the Tigard City Council held a public hearing on April 23, 1996, to consider a zoning
designation for two parcels of land located north of Bull Mountain Road across from 133rd Avenue;and4�
WHEREAS, on April 23, 1996,the Tigard City Council approved a resolution forwarding the proposed a�

<, a annexation to the Portland Metropolitan Area Local Government Boundary Commission;and

4 WHEREAS,the zoning district designation recommended by the planning staff as set forth in the attached
} staff report and in Section 1 below is that which most closely approximates the Washington County land
use designation while implementing the city's existing Comprehensive Plan designation of Medium
