ORDINANCE N0. 83-J'i
AN ORDINANCE ADOPTING FINDINGS AND AMENDING THE COMPREHENSIVE PLAN MAP AND
ZONING DISTRICT MAP (CPA 12-83 PCM) AND DECLARING AN EMERGENCY.
WHEREAS, the Tigard Planning Commission denied a zone change request and
comprehensive plan amendment for the property owned by PCM Associates at a
public hearing on September 13, 1983; and
WHEREAS, the applicant respresenting PCM appealed the decision of the
Planning Commission; and
WHEREAS, a public hearing was held before the City Council on November 7,
1983; and
WHEREAS, the Tigard City Council reversed the decision of the Planning
Commission- after considering the comments of the Planning Commission and
individual citizens, and voted to amend the Comprehensive Plan Map in the form
set forth in Exhibit "A" and the Zoning District Map in the form set forth in
Exhibit "B" attached hereto and, by this reference, made a part hereof.
f _ NOW, THEREFORE,
t THE CITY OF TIGARD ORDAINS AS FOLLOWS:
Section 1: The City Council adopts findings in this case as follows:
1. The change of land use designation an this property from
industrial to commercial will not result in a use which is
incompatible with the uses of the immediately surrounding area.
2. - The proposed use will not result in an increase in traffic to
and from the site that is a detriment to the surrounding uses.
Section 2: The City Council, therefore, amends the Comprehensive Plan Map
and Zoning District Map as follows: -
Washington County Tax Map IS1 27DD, Tax Lot 1200 to the General
Commercial Plan Designation and the CG Zoning District Designation.

District, Map attached hereto and, by this reference, made a part hereof.

Section 3: In order to provide a uniform date for the effectiveness of
the Comprehensive Plan Amendment, this shall become effective upon adoption of
the Community Development Code and final ratification of the Comprehensive
Plan.
